BEFORE and AFTER 😍

This month, we repaired and upgraded the parking lot at one of our buildings.

Big projects don't always go smoothly, but diligence and follow through gets them done. My partner managed this project and did a GREAT job while I was focused on asset management.

There are some awesome operators out there, and some that are not-so-awesome. Before you invest, check to see if they have the people and experience to execute on their vision. Go visit a project they did, or ask for some photo examples, or dig into their backgrounds until your comfortable they have the determination to:

One of the best ways to get started in ANY business is by finding mentors. You need to be around others who are doing what you want to do. Why? Because life is short, and mentors can save you time--or even save your entire business--with their experience and coaching.

I started with a few single-family home real estate mentors online, then I added a local mentor too.

When I decided to move into multifamily real estate, I added another mentorship.

Yes, it cost me money. But with the ground I've gained, the time I've saved, the mistakes I avoided... it was a BARGAIN.

Expertise takes years to gain on your own. Or, you can get it in a month with the right team around you.

🏠The popularity of tiny homes is an extension of the drop in demand for space in housing OVERALL. It might shock you to learn that the average square footage for new home builds of ANY type actually peaked around 2015 in the United States. The demand for downsizing appears to have started around 2000, and became so intense that it finally skewed the national average new home square footage downward between 2017 and 2019 from a peak of ~2,700 sq ft to ~2,500 sq feet.

This nationwide demand for tiny homes is now attributed to 3 generations of customers including Gen X, Millennial, and Gen Z. They desire different circumstances around living, including less maintenance, more convenience, and unique locations. Significant portions of these customers have also struggled with affordability in their desired markets.

πŸ“ˆ Consider one more piece of data: According to Yahoo Finance, "The global tiny homes market size was valued at USD 18467.38 million in 2023 and is expected to expand at a CAGR of 8.43% during the forecast period, reaching USD 30018.52 million by 2030."

After 3 generations of tiny homes and record demand reported by builders this past year for these smaller residences, the math is irrefutable: nearly 25 years later, we can say this is NOT a fad.

Another new development is coming to Indy, this time on the West side, with 115 acres in play.

The former Lafayette Square Mall will become simply "The Square" with new multifamily, shopping, training centers, a hotel, office, and more. Ground has already broken on some pieces which will open before the end of the year (2024). About half of the existing mall structure will be demolished. Many more millions will be gathered and deployed and by Sojos Capital, who is currently managing the development and seeking additional bids from builders.

πŸ₯‡ In 2023, Indiana was ranked by Forbes Advisor as the #1 state to start a business. The large number of factors contributing to this is why so many businesses, from Tesla to Samsung, have invested in new operations here and why a 1/2 million small businesses enjoy calling Indiana home.

This makes 2024 an amazing time to own and operate real estate inside Indiana. Economic development projects are actually implemented. Population growth is measurable. Thousands of new jobs are open, with thousands more on the way (100,000+ projected through 2030). Real estate investments become exceptionally SAFE and SIMPLE when you know exactly where the revenue is coming from, and a 10-year+ vision is in place.

New economic development alert! The company behind Bottleworks in Indianapolis has struck a deal with the City and investors to acquire and redevelop the Circle Centre Mall, with a total investment plan of $600M.

The mall has been slowly dying with anchor stores like Nordstrom same others leaving in the mid-to-late 2010s. If successful, the space will become a large mixed use area with residences, officers, shopping, and more.

🏒 Indianapolis continues boom! I recently visited the build site of this new development, a 223-unit complex in the north east corner of downtown.

I am looking at purchasing an apartment complex right nearby - it's important to know your market!

This new development is about a mile away, and is a part of the $100M Monon 30 economic development project that has broken ground in Indy. 1,000 units of housing are planned in total, along with a LOT of restaurants, retail, and leisure areas.

This is the safest time to invest in this neighborhood. Talk is one thing, but when the spending starts and the dozers show up, confidence can't get any higher.
