The location was strong and the high power capabilities were a real asset, but the property came with its share of hurdles; low eve height, minimal yard space, and an awkward layout. Shortly after closing, a more lucrative investment opportunity surfaced, and they made the strategic decision to redeploy their capital. Speed and ex*****on became the priority.

๐€๐œ๐ญ๐ข๐จ๐ง: They brought me in to help move quickly to lease or a sale so they could capitalize on their next opportunity without delay. We took a targeted approach, marketing the property directly to owners and tenants in the manufacturing and engineering space who could work within the building's constraints and see the value others might overlook.

After several tours with multiple groups, we found exactly that. The buyer, IASA Group, LLC. , had been looking for several months and finally found the right fit. They're planning to double the size of their operation here. The right fit was out there, we just had to work together to find them.

I have a soft spot to hearing a sales pitch.

Verizon had salesman going door to door trying to get people to transfer wifi to their plan.

Most of the people probably didn't open the door or quickly closed the door on them. But I figured I would give them a chance.

Its interesting having the roles reversed. It allowed me to take some mental notes about that they did well, what they could improve upon, and how I can apply them in my conversations.

Maybe I listen to the pitch to learn something. Or maybe I've gotten soft.

Not sure if any other sale professionals can relate.

Confession: I am all in on AI.

I was talking to a business owner who hired tech savvy recent college grad whose only job is:

1. Meet with team members to identify bottlenecks and inefficiencies.

2. Research which AI tools can solve those problems. The other employees don't have hours to dig into this on top of their existing workload.

3. Teach the employees how to use the tools. Only takes 5-10 minutes.

This approach solves inefficiency without pulling people away from their day-to-day responsibilities to research technology they're unfamiliar with.
