Sellers: Buyers love to snoop and will open closet & cabinet doors. Make sure they’re in tip top shape: alphabetize spice jars, neatly stack dishes, turn coffee cup handles facing the same way, line up shoes, etc. If everything is organized, it sends the message that you take good care of the rest of the house as well.

Buyers: When determining an offer price, consider three things: First, look at recent sales of similar properties to come up with a price range. Second, analyze additional data, such as the condition of the home, improvements made to the property, and the circumstances of the seller. Third, depending on your negotiating style, you adjust your "fair" price and come up with what you want to put in your offer.

Buyers: It is important to get pre-approved for a mortgage loan before beginning your home search. It will save you time when house hunting because you will only be looking at the homes you know you can afford. And sellers will take your offer much more seriously if it is accompanied by a pre-approval letter from your mortgage lender.

Sellers: To make your property more appealing, make sure that your house looks its very best from the start. Fresh paint, trimmed bushes, mowed lawns and cleanliness are all important factors in making your home attractive and saleable.

Buyers: Ask to be present during the inspection. You'll learn a lot about your house, including its overall condition, construction materials, wiring, and heating. If the inspector turns up major problems, you will either want the seller to fix the problem before you move in, or deduct the cost of the repair from the final price.

Sellers: Keep blinds partially closed that otherwise show undesirable outdoor scenery, such as a dilapidated fence or a nearby structure that obstructs views.

Buyers: Talk to other people who live in the neighborhood. Ask them how the area compares to other neighborhoods in which you have interest

Sellers: A tip for showings: If you have carpeting, vacuum in one direction. It gives it a more uniform & favorable appearance.

Sellers: Neatly shoveled paths make a difference. It might seem obvious to keep sidewalks and driveways free and clear of ice and snow. But many home¬owners either aren’t diligent about shoveling, or don’t do a thorough job. Curb appeal is important, even in the winter months!

Buyers: A few months before you start house hunting, get copies of your credit report. Make sure the facts are correct, and fix any problems you discover. Make sure your credit is as clean as possible.

Sellers: Even if you think you've set a fair price, buyers will inevitably want to haggle for a lower price. Have a bottom line that is backed up by strong research, and calculate in the cost of continuing to market the house.
