Mortgage rates dropped sharply last week after President Donald Trump announced plans to direct Fannie Mae and Freddie Mac to purchase $200 billion in mortgage bonds, a move intended to push rates lower and improve affordability. The average 30-year fixed rate fell to about 5.99%, its lowest level since early 2023, and analysts say rates could decline another 25–50 basis points if the program moves forward.
Lower rates would reduce monthly payments and could bring more buyers back into the market. For someone purchasing a median-priced home of around $425,000 with 20% down, a move from roughly 6.2% to 5.9% could lower payments by about $100–$120 per month. That difference may be enough for some first-time buyers to finally qualify. If more buyers enter the market without a matching increase in housing supply, competition is likely to rise. When inventory is tight and multiple offers become common, sellers gain leverage — and that often means fewer seller concessions, such as paying closing costs or offering rate buydowns.
In recent months, concessions became more common as high rates sidelined buyers. A sustained drop in rates could reverse that trend, shifting negotiating power back toward sellers.
The bottom line: lower mortgage rates may improve affordability and boost activity, but unless more homes come to market, buyers could face stiffer competition and fewer opportunities to ask sellers for help at the closing table.
