Let's get deep in this reaaaal quick.
1. Location goes deep. Does this location work for you & the kids? Is it close to work? What about grandma's house? Is it in a safe neighborhood? Is the area up & coming? These are always thoughts flowing through my head for you. 🧠
2. I will ALWAYS advocate for an inspection. Yes. This gives us negotiation power. This also gives us a good picture regarding the overall health of the house. HOWEVER, there are circumstances where an inspection might be waived.. like a multiple offer situation. Otherwise, 98% of the time, I will tell you to get the inspection.
3. Upkeep for a house can add up. Does it have older windows? An old roof that needs replaced soon? What about those 4 100 year old oak trees that drop a million leaves in the fall? (thats my problem in real life), does the house have a pool that needs maintenance and upkeep? Another part of this is being approved for 300k but that number would cause you to be house broke. I'd suggest to take a look at the mortgage payment, plus utilities, plus general housing maintenance that home ownership comes with. We want you to be comfortable and fill your house with furniture and many happy years to come! This is always such an important one. KNOW what you're willing and able to spend. 💰
