Let's talk FHA financing and explore the pros and cons for both buyers and sellers. 🏡
For buyers, take a look at the image below to discover some of the benefits of FHA financing. FHA historically assists individuals in achieving homeownership with lower interest rates, accommodating lower credit scores, allowing higher debt-to-income ratios, and considering shorter job tenure, among other factors. Ruoff's down payment assistance program makes FHA even more appealing! Keep in mind, though, there are specific stipulations for the assistance, as Ruoff is essentially aiding you with the down payment. Interested? FHA can be an excellent program, especially in times of higher interest rates, as it offers a chance for a lower interest rate compared to conventional loans.
Now, let's look at the not-so-great aspects for buyers. 🛑 PMI (private mortgage insurance) is required if you don't have a 20% down payment or 20% equity. Unlike conventional loans, PMI in FHA loans doesn't stop until you refinance as conventional or pay off the loan. Additionally, FHA has specific criteria for home appraisals, including the condition of homes built before 1978 (no chipping lead paint) and requirements for roofs, plumbing, and electrical systems.
For sellers, not all homes qualify for FHA financing. If your home needs repairs or maintenance, it might not be eligible. Consider a 203K program for buyer repairs, or address issues before listing. It's advisable to consult with a Realtor to identify potential problems and ensure your home meets FHA criteria.
