IMPORTANT PARKING REMINDER
Keep Fire Lanes Clear

Dear Residents,

This is a friendly reminder that parking in designated fire lanes is strictly prohibited at all times, including the areas directly in front of the apartment buildings.

Fire lanes must remain clear to allow emergency vehicles, first responders, and maintenance personnel immediate access to the buildings in the event of an emergency. Parking in these areas creates a serious safety hazard and may delay emergency response.

Please remember:

Do not park or leave your vehicle unattended in any marked fire lane.
This includes stopping for "just a few minutes" to unload groceries, packages, or other items.
Vehicles parked in fire lanes are subject to immediate towing at the vehicle owner's expense and may also be subject to fines as permitted by law.

If your household has more than one vehicle, or if you have guests visiting, additional vehicles and guest vehicles may park in any available open parking space. Open parking spaces are any uncovered parking spaces that are not designated covered parking spaces.

We appreciate your cooperation in helping us maintain a safe and accessible community for all residents and emergency personnel.

Office Closure & Valet Trash Service Reminder for July 4

Dear River Park Place Residents,

In observance of the Independence Day holiday, our leasing office will be closed on Saturday, July 4.

Please note that valet trash service will not be provided on Saturday, July 4. We kindly ask that you do not place trash outside your apartment door, as it will not be collected. Valet trash service will resume on Monday.

As we celebrate our nation's 250th anniversary, we wish you and your family a fun, safe, and memorable Independence Day. Whether you're spending time with family, attending a community event, or enjoying the fireworks, we hope you have a wonderful holiday weekend.

📢 Community Update – Gutter Cleaning Scheduled Next Week

Hello River Park Place Residents!

As part of our ongoing preventative maintenance program, an outside vendor will be on the property next week cleaning the gutters on all apartment buildings.

You may notice maintenance equipment and vendor personnel working throughout the community during this time. We simply wanted to make everyone aware of the scheduled work.

For everyone's safety, please use caution when walking or driving near work areas and follow any temporary signage or instructions from the vendor.

River Park Place office will be closed Friday, June 19,2026. Please remember that there will be no trash pick up. Please do not set trash out to the curb. Trash services will resume on Saturday. If you have a maintenance emergency please call 817-737-9733 and follow the prompts. All other emergencies call 911.

Preventative Maintenance & Air Filter Program Notice

Dear Residents,

At River Park Place Apartments, we are committed to maintaining the comfort, safety, and efficiency of our community. Beginning in July, we will be implementing a comprehensive Preventative Maintenance and Air Filter Replacement Program for all apartment homes.

Air Filter Replacement Program
To help improve HVAC performance, indoor air quality, and energy efficiency.

Annual Preventative Maintenance Inspection
In addition to air filter replacements, each apartment home will receive an annual preventative maintenance inspection. During these inspections, our maintenance team will evaluate the condition and operation of:
• HVAC systems
• Plumbing fixtures and water connections
• Electrical outlets and safety devices
• Smoke detectors and carbon monoxide detectors
• Appliances
• General unit conditions
• Lease compliance items

Advance Notifications
Residents will receive:
• A 7-Day Advance Notice prior to their scheduled service date.
• A 24-Hour Reminder Notice before maintenance personnel enter the apartment.
Due to the number of apartments being serviced, we are unable to schedule specific appointment times or accommodate individual scheduling requests. Maintenance personnel will perform inspections and services during normal business hours.

Right of Entry
As outlined in your Lease Agreement, Section 14 – When We May Enter, River Park Place Apartments and its authorized representatives may enter apartment homes for reasonable business purposes, including inspections, repairs, maintenance, and other property-related services.
The lease provides that:
• If you or another resident, guest, or occupant is present, authorized personnel may peacefully enter the apartment at reasonable times for reasonable business purposes.
• If no one is present, authorized personnel may enter peacefully at reasonable times for reasonable business purposes and will leave written notice of entry in a conspicuous location within the apartment immediately following the visit.
• Management is not obligated to enter only when residents are present.
• Management is not required to schedule appointments or provide notice beyond what is required by the lease or applicable law.

We appreciate your cooperation as we implement this important program. Regular preventative maintenance helps reduce unexpected repairs, improve equipment performance, and maintain the quality of our community for everyone.

We are excited to share some great community updates with you!

Beginning June 1, 2026, residents will now have 24/7 access to the package room for added convenience. Access will be available directly through your Summit Control Sierra app (the gate app), making it easier than ever to retrieve your packages at any time that works best for you.
In addition, fitness center access will now also be available through the Summit Control Sierra app, providing an easier and more convenient way to access the amenity and enjoy your workouts right here at home.
If you do not currently have the Summit Control Sierra app installed, please be sure to download and set it up, as it will be required for both package room and fitness center access moving forward. If you need assistance getting connected, our office team will be happy to help.

Additionally, please note that effective June 1, 2026, the leasing office hours will permanently change to the following schedule:
Monday – Wednesday: 9:00 AM – 4:00 PM
Thursday – Friday: 9:00 AM – 6:00 PM
Saturday: 10:00 AM – 4:00 PM
Sunday: Closed
