Although selling your home by yourself in order to not pay out agent commissions sounds tempting, it pays to use a realtor.

A yard sign won’t cut it. Real estate agents have the right tools to market your property. When listing with an agent your property gets put on the multiple listing service (MLS). This allows thousands of buyers to see your property. Agents also take care of hosting open houses and marketing on social media to get more exposure.

Statistics continue to show that FSBOs tend to take longer to sell and sell for less than agent assisted homes. Meaning that even if you have to pay out commissions chances are you will still be netting more.

Selling your home is a stressful process. An agent will facilitate the process by helping price your home right to reach more potential buyers, negotiating on your behalf, and educating you with the paperwork to avoid legal issues. That being said, even in a sellers market it’s good to have a realtor by your side

Lets talk about some of your options when it comes to mortgage loansšŸ”

When finding a loan it’s important to understand what your options are and how they can affect your budget. One key factor is deciding whether you want to go with a fixed- or adjustable-rate loan.
An adjustable-rate mortgage tends to have an introductory period. During this time period you could have a rate lower than what you could get with a fixed-rate loan. Once that period ends, the rate will adjust annually according to the financial market. This type of loan may be your less expensive option if you don’t plan on living in a house long term.
With a fixed-rate mortgage you keep the same interest rate for the loans life. This means that your monthly principal and interest payments will not change. Due to that stability you are able to plan your finances into the future. This type of mortgage is more attractive when you have the chance to lock in low rates like the ones we are currently experiencingšŸ‘šŸ¼

Although more common, a 30 year mortgage isn’t your only option a 15 year option is also available to many homebuyers. A shorter loan term means having an overall lower mortgage due to less total interest. Your monthly payments will be higher but if you can do that, your loan will be paid off sooner. On the other hand, with a 30 year mortgage you’ll have lower monthly payments that will allow you to have more money available to use for other goals.
