Yesterday I posted about a Possum Kingdom Lake home where the seller just opened up owner financing. A lot of you DMed asking: "wait, what does that actually mean?"

Here's a quick explainer.

Normally when someone buys a $1M+ home, they put down 20-30% cash, get approved by a bank for the rest, and pay whatever interest rate the bank sets. Right now jumbo loans are sitting in the high-6% range — and the approval process can take 60+ days.

Owner financing flips that.

The seller acts as the bank. Buyer and seller negotiate the terms directly: down payment, interest rate, length of the loan, monthly payment. No bank underwriting. Close in weeks, not months.

Why would a seller do this?
· They've owned the home a long time and don't need the lump sum
· They'd rather collect monthly interest than park cash in a money market at today's rates
· They spread their capital gains tax over multiple years instead of taking the hit in one

Why would a buyer want this?
· Buyers who got declined for traditional jumbo loans but have strong income
· Self-employed entrepreneurs whose tax returns confuse banks
· Investors who want flexible deal structures
· Anyone tired of waiting on a bank

Industry data shows seller-financed rates typically land between 5% and 10% — often above bank rates because of the flexibility and risk profile, but with terms that better fit the buyer's situation.

It's not the right structure for every deal. But when a seller offers it on a high-equity luxury home — like the one we listed yesterday at $1,750,000 — it can be a real opportunity for the right buyer.

Happy Saturday! If you’re tackling a little bit of weekend resetting today, here is a quick 15-minute home care check that is often overlooked but saves major headaches down the road.

The Tip: Clean your washing machine's drain pump filter.

Most modern front-loading (and some top-loading) washing machines have a small access door near the bottom front of the machine. Over time, this filter catches lint, stray coins, hairbands, and trapped water, which can lead to musty odors or drain issues.

How to do it in 5 steps:

Locate the small door on the bottom front of your machine.

Place a shallow bowl or towel on the floor underneath it (some trapped water will drain out).

Open the door and slowly unscrew the plastic filter cap.

Remove any debris, rinse the filter thoroughly in the sink, and wipe out the chamber.

Screw the filter back in tightly and close the access door.

Taking just a few minutes today keeps your appliance running efficiently and your clothes smelling fresh.

No major renovations, no massive budgets—just simple, honest home care to protect your investment.

Happy Saturday! If you’re doing a quick weekend reset today, here is a 5-minute trick to keep your kitchen fresh and avoid a future plumbing call. 🛠️

The 4-Step Garbage Disposal Refresh:
1. Scrub the guard: Use an old toothbrush and dish soap to scrub the underside of the black rubber splash guard (where debris hides).
2. Sharpen the blades: Drop in a cup of ice cubes and a 1/2 cup of coarse salt. Run cold water and turn on the disposal. The ice knocks off sludge; the salt scrubs the walls.
3. Flush it out: Plug the sink, fill it with a few inches of warm soapy water, pull the plug, and run the disposal to flush it completely.
4. Deodorize: Toss in a few lemon or lime peels and run it one last time for a fresh scent. 🍋
