Apartments are classified based on their location, vintage, quality, features, and amenities. We are typically looking for B-class properties that are stable or C-class that have a value-add component to them.

A-class apartments are typically high-end luxury apartments with top-notch features and amenities. They often are newly built and have spacious floor plans, with high-end finishes, and high-quality appliances. They may also have additional amenities like a gym, a pool, a rooftop terrace, or 24-hour concierge service. A-class apartments are typically located in prime locations and command a premium rental rate.

B-class apartments are typically considered to be of good quality but not as high-end as A-class apartments. They were typically built in the 1980s and 1990s and they may have fewer amenities or slightly smaller floor plans than A-class apartments but are still generally considered to be of good quality.

C-class apartments are typically older or less well-maintained apartments that may have outdated finishes and typically lack amenities. They may also be located in less desirable, lower income neighborhoods or have less convenient access to transportation or retail areas.

D-class apartments are typically the least desirable category of apartments. They may be poorly maintained, have outdated features, or be located in high-crime or low-income areas. They may also lack basic amenities like air conditioning or reliable heating. D-class apartments are often the most affordable category of apartments, but tenants may have to make sacrifices in terms of quality and comfort.

Procrastination is Expensive

When we talk to current real estate investors, the number one regret we hear is that they did not begin sooner.

We’ve been there and we know there were chances to start earlier. After meeting a local mentor, we waited over a year to reach out and start working with his team. Part of it was fear of losing money and part was skepticism. This was an expensive mistake and the time we spent on the fence cannot be returned.
