It’s funny how life works….

We planned our wedding twice in the 2.5 years we were engaged, and we over came more adversity than I thought would ever be thrown our way.

3 days before our wedding Hurricane Ida hit NJ- our flowers never made it from Memphis & yet somehow the day of, made mountains out of molehills.

For months it’s all about decisions for an event that there is no rule book to. But when I look back today, the best decision I could have ever made was marrying my best friend. Walking down the aisle (twice!) to you was God’s greatest gift. Life with you is by far my favorite adventure 💓

I’ll look at these flowers for years to come as a reminder that everything happens for a reason, or maybe even a season 💐

Back in May I had a client reach out to help her find a rental. She was sure that the market was too crazy and she had no purchasing power let alone a budget to buy a house.

I connected her to a fantastic local lender ➡️ Four months later, April upgraded her 1 bedroom apartment for a 4 bedroom, 1900 sq ft new build 🎉

April is the true definition of why I love what I do. She worked so incredibly hard to purchase her first home and I’m humbled to have been a guide for her through the process! Not to mention we had so much fun along the way 😎

I’m excited to see her turn this house into a home 🏡

"I have to put 20% down, right?" 🤔

*Cue💡moment* This a MYTH! You don't NEED to wait until you have 20% saved to buy a house - you have options! Some loan programs allow as little of a downpayment as 3%.

- A conventional loan (which happens to be the most popular mortgage) starts at 3-5% down.
- FHA loans require a minimum of only 3.5% down.
- VA loans (for military service members and veterans) and USDA loans (for certain rural and suburban buyers) usually require 0 down payments.
- If you are a first-time homebuyer, you might even be able to get down payment assistance to further reduce upfront costs!

The "right" down payment is different for each individual and depends on your financial situation + the home you plan to buy.

Today, at the grocery store, the woman checking me out reminded me to take the time to breathe. And that we were all effected by the Winter storm last week in some way or another. And she was right. Chris and I lost power and water for days, which in the moment, felt like weeks.

But here I am, putting away my groceries, looking out the window to a gorgeous 80 degree Texas day. Not a single sign left of a major snowstorm.

Today, I encourage everyone to not take this day for granted. Step outside and breathe. So that, together, we can all heal from what caused hardship, stress, and many unknowns.
