The first four weeks on the market are often the most important. Research shows that homes that receive offers and go under contract during this period tend to achieve the strongest sale-to-list price ratios. As a listing sits on the market longer, buyer perception begins to change. What initially generates excitement can eventually raise questions & buyers often start wondering if there is something wrong with the property,which in most cases that's not the case & leads to fewer showings, lower offers, & increased negotiating power for the buyer..
Today's market is very different from the competitive conditions we saw during the pandemic. Buyers now have more options, more leverage, making strategic pricing more important than ever.
Mistakes sellers make is overpricing their home at launch & then making multiple price reductions. Unfortunately, homes that require repeated price cuts often sell for less than they would have if they had been priced correctly from the beginning. Once a listing becomes stale, it can be difficult to regain momentum, even after lowering the price..
