Bradford’s Kyle Espie, Market Director, secured an early 35,422-SF renewal with Test Valley LLC at Royal Jetstar Tech Center in Irving, keeping the 92,052-SF property at 100% occupancy.

With eight months remaining on its lease, Test Valley chose to renew its headquarters and specialized lab space rather than relocate.

“The landlord has a good reputation in the market for taking care of its properties and tenants,” Espie said.

Celebrating a first closing at Bradford for Brian Gehrisch! 👏

Brian represented Paw Control Inc. in the off-market acquisition of its Denton location, navigating a unique transaction involving SBA financing, zoning, due diligence and plenty of moving pieces along the way.

As Brian shared, “Small deals aren’t simple deals.” The most rewarding part was helping a family-owned business transition to a local operator ready to write its next chapter — with the Bradford team behind him every step of the way.

Bradford has brought Forum Industrial Park to 100% occupancy following a four-month leasing streak in Grand Prairie.

Bradford’s Michael W. Spain, Executive Vice President & Managing Partner, and Chris Kennedy, Vice President, leased the final 4,500 SF of flex space to Alpha Paving Markings LLC, bringing the 50,000-SF, four-building project to full occupancy. The team has filled 12,000 SF of small-tenant space at the property over the past four months.

Alpha Paving signed a long-term lease and moved into the space just 22 days after touring the property, expanding its footprint by 3,000 SF with the relocation from Arlington.

“Forum's light-industrial space has strong competition in the Lower Great Southwest. The lease-up is a reflection on the landlord's ability to meet tenants' needs and be flexible on their timelines,” Kennedy said.

Market knowledge is better when it’s shared.

Bradford’s quarterly Marketing Meeting brought our brokerage team together to talk about what we’re seeing across the DFW commercial real estate market, review our results and share what’s working in the field.

Before the meeting, our brokers also spent time together in a strategy session focused on business development — exchanging ideas, experiences and practical approaches that help all of us get better at what we do.

Bradford continues to drive leasing activity in Fort Worth, completing 21,600 SF in two tenant expansions at Blue Smoke Industrial Park.

Blue Sky Industrial Solutions LLC expanded to 14,400 SF, including an additional 3,600 SF through a renewal and expansion, while Core Collab doubled its footprint with a move into 7,200 SF at the park.

Bradford’s Cade Navarro, Market Director, represented the landlord, WMGSA Blue Smoke LLC, in both direct transactions.

“There was no down time on that vacancy,” Navarro said.

The Bradford team was honored to support our very own Courtney Stanford as she moderated the CCIM panel at River Crest Country Club. The topic was timely for our growing Fort Worth team - "The Growth of Cowtown and the Mid Cities: Managing Momentum and Opportunity". Covering topics from development pipelines to coveted city incentives, the panel was made up of drivers from across public and private sectors in Real Estate including Russ Webb, Jessica Heer, Dallas Snow, and Kristin Assad.
