Keller is almost built out. So where do new homes go? 🏡

Here’s one answer: about 21 acres on Johnson Road, near Keller High School, owned by Keller ISD.

A proposed development called Providence would turn the property into a neighborhood of 22 residential lots, plus a little over two acres of open space. The land is currently zoned for minimum 36,000 sq ft lots. The proposal would allow minimum 25,000 sq ft lots through a planned development.

Keller doesn’t have hundreds of acres of empty land waiting for subdivisions the way some communities farther north do. So future growth increasingly comes down to what happens with the land that’s already here.

Ask Kallie: How Much Should I Fix Before I Sell? 🔨

Please don't head to Home Depot until we've talked. 😂

Some things buyers notice immediately: deferred maintenance, damaged flooring, bad paint, odors, dirty carpet, and anything that simply doesn't work. Those shape how buyers see your whole home, so they're worth fixing.

But ripping out a perfectly functional kitchen because you think buyers might prefer white cabinets? Maybe not. I've seen sellers spend thousands on updates that never moved the sales price while ignoring the one thing that would have.

The goal isn't a perfect house. It's spending money where it actually helps you sell.

Let me see it BEFORE you renovate it for a buyer who doesn't exist yet.
