The moment you sign that contract is exciting...but it’s also when the REAL work starts.
Here’s what I always tell my buyers right away:
First, do NOT make big changes yet. No new jobs. No big purchases. No new lines of credit. Your lender is watching everything.
Second, this is when we get the inspection. I’ll be right with you to help guide you through it. We’re looking for actual problems—not cosmetic stuff.
Third, your appraisal matters. It has to hit your purchase price. If it doesn’t, we have options and we’ll figure them out together.
Fourth, the title search happens now. Rare, but sometimes there are surprises. That’s what this step is for.
And finally—keep me in the loop. Don’t go silent. The more I know, the faster I can solve problems before they become problems.
Going under contract isn’t the finish line. It’s the beginning of the 30-45 day sprint to closing day.
