🏡 Is the North Texas housing market finally starting to stabilize?
The latest numbers are showing signs of a more balanced market, and here in Tarrant County, we’re seeing that play out in the data.
📊 Current Tarrant County Single-Family Market:
• Median sales price: $354,000
• Months of inventory: 3.64 months
• Median days on market: 26 days
• Homes are selling for about 98.2% of list price
• 2,866 new listings
• 6,356 active listings
• 1,655 pending listings
Prices dipped about 2% from the previous month, while homes are taking a little longer to sell. At the same time, inventory remains below where it was this time last year.
So what does that mean?
For buyers, there are more homes to choose from and potentially more room to negotiate.
For sellers, homes are still selling close to asking price—but buyers have options now. Pricing, presentation, and marketing matter more than they did a few years ago.
The biggest thing to remember is that DFW is not one single real estate market. What's happening in Tarrant County can look very different from what's happening in your specific neighborhood.
