Landlords… rent isn’t based on feelings—it’s based on the market 📊

Before raising rent, ask yourself:

👉 Does my property actually justify the increase?

• Does it have upgraded features?

• Is it comparable (or better) than similar homes nearby?

• What are active listings renting for right now?

Here’s what I’m seeing happen too often 👇

Some landlords:

• Raise rent just because their costs went up

• Price ABOVE similar homes on the market

• End up sitting vacant longer than expected

Or worse…

👉 They lose a great tenant over a small increase

And don’t forget—turnover isn’t free:

• Cleaning 🧼

• Repairs 🔧

• Lost rent during vacancy 💸

Sometimes keeping a solid tenant at a fair rate is the smarter financial move.

👉 The goal is to maximize your return over time. Constant turnover increases your make ready costs.

I get it—you want to save money. But starting a new lease with a dirty home?
That sends the wrong message immediately.

First impressions matter.

A clean, well-prepared home tells your next tenant:
• This property is taken care of
• The landlord cares about upkeep
• There’s a standard to maintain

And more often than not… tenants will match that standard.

👉 Clean home in = clean home out

If you start off with a poor impression, don’t be surprised if the property is treated the same way.

Being a good landlord isn’t about being cheap—
It’s about protecting your investment long term.

Here’s something that might surprise you… 👇

I don’t recommend landlords charge application fees ❌

Why? Because a well-structured application process should already do most of the work for you.

If an application is filled out completely and properly, you can quickly filter:
• Who’s serious
• Who meets your basic criteria
• Who’s worth moving forward with

No wasted time. No unnecessary fees.

👉 THEN comes the next step…

Once a tenant passes that initial review, they can pay for their background check.

That’s where you verify everything:
• Credit
• Rental history
• Criminal background

And more importantly… you find out if they were honest on the application.

The goal isn’t to make money on applications—
👉 It’s to find the right tenant efficiently.

Landlords, if you’re relying on application fees to filter tenants, it might be time to rethink your process.

Let’s talk expectations… because this is where a lot of landlords get stuck 👇

Not every tenant is going to have:
• A 750+ credit score
• 3x rent in income
• A flawless background

And here’s something to think about 🤔
People can qualify to buy a home with a 580 credit score and a down payment…

So why are some rental standards set even higher than homeownership?

That doesn’t mean you lower your standards—it means you set realistic expectations based on today’s market.

The goal isn’t to find a “perfect” tenant…
👉 It’s to find a qualified and reliable one.

If you’re a landlord struggling to fill a property, your criteria might be the reason...Or your rent is just too high
