For such a small space, a condo can be one of the biggest and most complex housing choices to purchase. I have worked with my clients off and on for over a year and a half and we are now officially under contract. If you are interested in purchasing a condominium, here are some things you need to understand before beginning your search:

1. Monthly HOA Fees - Many complexes have exorbitant monthly HOA fees which can quickly stretch you beyond your budget for a mortgage payment. Working with your loan officer upfront to know the range you need to stay in not only for an overall pre-approval amount, but a range for the additional monthly HOA fees will set the stage for where your efforts can be best utilized when searching for a unit.

2. Financing Restrictions - A lot of people do not know that complexes must be an approved complex when a buyer will be utilizing FHA or VA financing opportunities. These approved complexes typically have to adhere to higher maintenance regimes to qualify to be approved and will deal with a bit more red tape overall,, therefore, you will find a good number of complexes that will not be approved. The application process must be initiated by the complex making it a free choice on thier end. A complex does not have to get approved just because of your type of financing. If you don't want to switch financing options, you will simply need to move on with your search to find a complex that will align with your choice of financing.

3. Uninsurable And Unwarrantable Complexes - Although there are a number of factors that could make a complex uninsurable such as structural issues or a history of a high amount of claims to name only a couple, a more often seen reason is a high investor or rental concentration: An excess of investor-owned units (often those with more than 10% ownership by a single entity) can make a complex "unwarrantable" and difficult to insure, especially for mortgages. There are some creative financing options out there that can make financing possible, however, not all lenders will do a creative finance and if you plan on reselling at some point, keep in mind that your pool of buyers will be much smaller if these factors remain in place for the duration because the mainstream population will either not have the means to do creative financing or perhaps they simply will not want to take on the additional ramifications.

4. Experienced Realtor - I highly recommend that you seek the services of a highly knowledgeable real estate professional like myself to purchase or sell a condominium. One that understands the complexities of this unique type of housing. It is a fun, low maintenance lifestyle that, with some extra due diligence, can be a very rewarding home choice to experience and enjoy.

The school bells are almost ready to ring in a new year. Here are a few back-to-school events to check out in the Fort Worth area:

10 a.m.-1 p.m. July 25: Staples is hosting the Back to School Bash at 1660 S. University Drive.

11 a.m.-2 p.m. Aug. 2: Tanger Outlets Fort Worth is hosting its Back-to-School Bash at 15853 North Freeway. The outlets also are seeking donations for its Stuff the Bus School Supply Drive benefiting Northwest ISD students Aug. 1-2.

8 a.m.-2 p.m. Aug. 8: The 19th annual Tarrant County Back to School Roundup will provide children and their families with school supplies and other essentials. The event will take place at Tarrant County College South Campus. Registration is required. Walk-ups are accepted starting at noon Aug. 8.

The Trump administration recently announced a significant change aimed at helping more Americans qualify for home loans. This change involves allowing rental payment history to be considered when evaluating mortgage eligibility, particularly for loans sold to Fannie Mae and Freddie Mac.

Here's how it works
VantageScore 4.0: The key is the acceptance of VantageScore 4.0 credit scores, which unlike the previously dominant FICO 10T model, incorporates rent and utility payments into its calculation.

Expanded Credit History: This means credit history will no longer solely rely on credit cards and loans, but will also consider consistent on-time rent and utility payments as indicators of creditworthiness.

Accessibility for First-Time Homebuyers: This initiative is aimed at expanding access to homeownership, particularly for first-time homebuyers who may have a limited credit history but a consistent record of paying rent on time.

Important Notes:
This change is relatively new, with announcements made recently in July 2025.
While the FHA had previously announced consideration of positive rental history for first-time homebuyers with specific criteria, this latest announcement from the Trump administration through the Federal Housing Finance Agency (FHFA) is broader and impacts mortgages sold to Fannie Mae and Freddie Mac. It's important to remember that consistent, on-time rent payments are crucial to benefit from this policy.

This moment represents a year and a half of looking πŸ‘€ at dozens and dozens of homes with my clients, Logan and Emily.

Over that timeframe, I helped my clients submit three offers. Each of those homes had multiple offers. We came in as a backup offer on one and when that didn’t pan out, we got another one of those homes under contract, but terminated during the option period due to some uncertainties about the foundation and how it had been "repaired".

North Texas is notorious for foundation issues. However, the Lewisville and The Colony areas seem to have more than their fair share of those issues. SAD πŸ˜” FACT:
You will rarely find a home here in the DFW Metroplex with a basement. The expansive clay soil of this region expands and contracts with moisture, making it difficult and expensive to build a stable basement foundation. The high water table in some areas also increases the risk of flooding and water damage to basements.

This home had only been on the market for 5 days when we toured it. I can honestly say that the pictures πŸ“Έ did not do it justice and I believe helped us get a leg up on what I knew would turn into another multiple offer situation if others started to follow suit and tour this home if we didn't get it under contract fast. Plus, this home could have easily been priced $20k more. The market would have fully supported that. The floorplan flows nicely and offers several surprising little extras like the window seat in the dining room and the sink and faucet in the oversized laundry room. The living room is large with vaulted ceilings and defines the heart of the home. The home also offers two gas fireplaces, one in the living room and the other in the spacious owner suite. The backyard isn't huge, but the space
is cozy and inviting. It checks off so many items on my clients wishlist. And yes, this home has had foundation repair completed the right way with a lifetime transferable warranty through a company with a stellar reputation.

Winning πŸ™Œ on so many turns for my clients that have remained persistent with a good attitude to get into the area they want to move to.
