JUST SOLD! 🎉🎉 I had the honor of being the intermediary agent on this home.
I wish I could tell you that this home sold for over 100% of asking price, but I cannot.

This home was listed in early June…and prices were still inflated. So, we took a chance and listed high 📈. Then, the market cooled down…way down. So, I had to have a hard conversation with the seller that the asking price would need to be adjusted. I kept close watch on other homes in the area that were going under contract, as well as keeping watch on traffic/showing reports for similar homes. All of those tools helped us to recalibrate our asking price. We kept close watch on the market and took swift action. I can’t thank the seller enough for trusting me and staying on board with what needed to be done.

Then, why am I smiling?

0.3% of all homes are in foreclosure. The all time low is 0.2%

The COVID mortgage forbearance program is ending. There may be an uptick due to this for another 18 mos. 8 million Americans enrolled in this program. There will be an uptick in foreclosures for the next 18 mos as people exit this program.

The average homeowner has $207,000 in equity. Can't make your payment? Sell it.

Since the housing crash of 2007-2010ish, there are stricter lending standards in place because of it! Have you tried to get a loan lately? Purchasers these days are WELL qualified.

Supply and demand are the complete opposite. Even though listings are increasing, there are still not enough homes to meet the demand.

It's still a FANTASTIC time to buy or sell!
