For a nervous homebuyer, opening a detailed inspection report can feel overwhelming.

But a long report doesn't automatically mean a bad house.

This is where a great Realtor and a great inspector can make a tremendous difference.

What’s cosmetic? What’s normal maintenance? What deserves further evaluation? And most importantly, what does the buyer actually need to understand before making their decision?

Our job at Journey isn't to scare buyers or make decisions for them. It's to thoroughly inspect the home, clearly explain what we found, and give them the information they need to move forward confidently.

What are those yellow gas lines running through the attic?

They’re called CSST, or corrugated stainless steel tubing. It’s a flexible material used to supply gas to appliances in many homes. During an inspection, I look at the visible portions of the lines and their connections, along with whether the system’s bonding needs further evaluation.

It’s one of those things most buyers never see, but it’s worth understanding. That’s why I like showing clients what I find and explaining why it matters.

Sometimes progress doesn't feel like progress.

You can work hard, pray hard, stay faithful, do the right things and still find yourself in a season that feels heavier than you expected.

Don't let a difficult chapter convince you that you haven't grown.

Think about what you've already walked through. Think about the prayers that have already been answered. Think about the person God has shaped you into along the way.

You may not be where you want to be yet.

But you're not where you started either.

Keep your faith. Keep moving forward. And don't forget to look back every once in a while and thank God for how far He's already brought you.

Here's a fact that should bother you: the standard Texas home inspection does not require a detailed pool and spa evaluation.

So that stunning pool in your dream DFW home? It never received the thorough evaluation it needed. Structural cracks point to shifting soil, and resurfacing repairs run up to $15,000. Electrical faults near water are a genuine safety hazard, and missing fencing or anti-entrapment drain covers means code violations too.

The numbers back this up. A CDC study on routine public pool inspections found 79% had at least one code violation. 12% were bad enough to shut the pool down on the spot. Almost four out of five public pools have a problem, and residential pools carry the same equipment and safety risks, before you even factor in luxury features like smart controls or infinity edges, each one another point of failure.

A specialized inspection actually runs the equipment, listens for failing bearings, checks pressure drops, tests for invisible electrical faults. Cheap compared to a five figure repair bill.

Usually, that’s not the point.

A thorough inspection documents the condition of the home. But when it comes time to discuss repairs, buyers and their Realtors have another job: determining which findings actually deserve priority.

Safety concerns. Significant defects. Active leaks. Major system failures. Items that could materially affect the home or the buyer.

And then there are maintenance items and smaller deficiencies that are still worth knowing, but may not deserve the same weight.

That’s one reason we put so much emphasis on clear reports and explaining our findings at the end of the inspection.

Our job isn't to negotiate the house.

Our job is to give you and your Realtor the information needed to have that conversation with confidence.

Luxury homes don't need less of an inspection. They need more of one. 🏡

Beautiful architecture, custom finishes, rooftop spaces, pools, multiple HVAC systems, complex electrical and plumbing systems...

The bigger and more complex the home, the more there is to understand.

We recently had the opportunity to inspect this incredible DFW property, and homes like this are a great reminder that an inspection isn't about how new, beautiful, or expensive a home is.

It's about understanding how the entire home performs.

Our approach doesn't change with the price tag. We take our time, inspect the details, use the technology available to us, and make sure our clients understand what they're purchasing.
