Not all inspections are created equal.

One of the biggest misconceptions in real estate is thinking commercial and residential inspections are basically the same process. In reality, they are very different in both scope and complexity.

Commercial properties often involve:

New Construction Doesn’t Always Mean Perfect

This week we inspected a newly built home and found several issues that deserved attention before closing day. Among the items identified were electrical concerns, doors that were rubbing and not operating properly, attic-related deficiencies, and drains that were not flowing as intended.

One of the biggest misconceptions in real estate is that a brand-new house doesn’t need an inspection. The reality is that hundreds of different contractors, trades, materials, and installation steps come together during construction. Even quality builders can have items that get overlooked along the way.

That’s why we believe every buyer deserves the opportunity to understand the condition of their home before moving in. A thorough inspection helps identify concerns while they can still be addressed and gives buyers confidence as they move forward.

“If I’m getting an FHA or VA loan, the house has already been inspected.”

That’s simply not the case.

Friday Field Find

New construction homes can be beautiful on the surface. Fresh paint, new finishes, and that “brand new” feeling. But sometimes what’s left behind during construction tells a different story.

On today’s inspection, there were multiple beer bottles and trash left throughout the build site. Whether it’s a 1,500 sq ft starter home or a 15,000 sq ft custom build, one question is worth asking:

Who was responsible for building the house you’re about to invest hundreds of thousands, or even millions, of dollars into?

This isn’t about creating fear. It’s about slowing down, asking questions, and making sure workmanship, attention to detail, and quality control were priorities from start to finish.

Friday Field Find

This week’s new construction inspection reminded me why slowing down and taking a closer look matters.

A leak was found beneath a sink before closing, and a shower drain was partially clogged with construction debris. Small items? Maybe. But left unaddressed, these types of issues can lead to bigger frustrations after move-in.

New construction homes are still built by people, trades overlap, deadlines happen, and things get missed.

That’s one reason phase inspections and final inspections can be valuable. The goal isn’t to create fear. It’s to help buyers better understand their home and catch concerns while repairs are still easier to address.

A house doesn’t have to be old to have defects.
