The biggest mistake you can make in today’s housing market? Assuming you know who has the upper hand.

The market isn’t moving in one direction anymore. Some areas are giving buyers more negotiating power, while others still favor sellers. And plenty of markets are landing somewhere in between.
One of the best indicators is months of housing supply:
🔑 Under 4 months: Sellers typically have more leverage
⚖️ 4–6 months: More balanced conditions
🏡 Over 6 months: Buyers typically have more negotiating power
But here’s the important part: national numbers don’t tell you exactly what’s happening in your neighborhood.
What’s happening in DFW can vary by city, neighborhood, price point, and even the type of home you're buying or selling.
That affects everything from how you price a home, how you structure an offer, what you negotiate, and what concessions may be possible.
So before you assume “buyers have the advantage” or “sellers are still in control,” let’s look at what the numbers actually say in your part of DFW.
