🔒 The “lock-in” effect is the biggest factor still. According to the Consumer Financial Protection Bureau, 60% of mortgages are below 4% interest rates so why would sellers jump to today’s 7%?! 🤔
👩🦳 The median home buyer now is 56 years old (up 7 years from 2023) and first time home buyers are at a 44 year record low of 24%. Why⁉️
💰 Cost of homes =
2019: $274,000; 2025 $407,000 (a 68% ⬆️).
🍊 The “Trump Bump” with inauguration right around the corner COULD bring a “shot in the arm” to the U.S. unaffordable housing. Tax cuts, wholesalers recalibration, and possibly more federal land use should POSITIVELY impact our housing market.
