You survived the summer. Now take a real break.

Between the heat, the schedules, and the back-to-school scramble, you've earned a reset. And here's your reminder that rest doesn't require a plane ticket. Some of the best wellness escapes are right here in our own backyard, close enough to check in on a Friday and come home Sunday feeling like a whole new person.

The idea is simple: trade the to-do list for a couple of days of pure recharge. Think spa treatments and rooftop sound baths, resort-style pools, quiet mornings with nowhere to be, and hotels that build the entire stay around helping you actually sleep and slow down. No packing stress, no security lines, no jet lag. Just a short drive and a real exhale.

Life moves fast, especially this time of year. Sometimes the best thing you can do for yourself is book one night close to home and let someone else handle the rest.

What buyers actually want in 2026 might surprise you.

It's not the flashy stuff. The latest data shows today's buyers care more about how a home functions than how it flexes, leaning toward features that make daily life feel safer, healthier, and easier.

Topping the list: home security systems and clean-air/water filtration by a wide margin, followed by great views, smart-home tech, and backup power like solar or a generator. Notice the theme? Comfort, health, and peace of mind are the new luxury.

But here's what really matters: the projects worth your money look different from one neighborhood to the next, and one price point to the next. What wows a buyer in one area might barely register in another.

That's where a local expert comes in. Before you commit money to anything, reach out and let's talk through what will actually make a difference for your home, in your area, at your price point.

Jobs move markets. And Fort Worth just got a big one.

Texas A&M's new downtown campus is more than a few buildings — it's the anchor of a growing innovation district that's projected to support 25,000 jobs and generate more than $3 billion in annual economic impact once fully built out. Think law, engineering, healthcare, biotech, and the private-sector partners that follow talent like that.

Here's why it matters beyond the headline: when a city attracts this kind of long-term investment, it brings people, paychecks, and momentum — the exact ingredients that support housing demand and steady, long-term appreciation. This is the quiet stuff that shapes a market for decades.

Fort Worth isn't just growing. It's building the foundation to keep growing.

At just about every listing appointment, someone asks: "Do we need to redo the whole kitchen before we sell?" And the honest answer usually surprises people.

Because the upgrades that actually move the needle are rarely the big, expensive ones. The pros who do this every day keep pointing to the un-glamorous stuff: fresh neutral paint, swapping dated cabinet hardware (often under $100 and one of the highest-impact changes you can make), a modern faucet, and appliances that simply match in finish and brand. Seamless flooring — hardwood or wood-look, flowing room to room — does more for a buyer's first impression than almost anything.

Meanwhile, the pricey dream projects? A brand-new island can be wonderful, but if it crowds the room, it works against you. New countertops matter most when you're ripping out cheap laminate — otherwise, smart styling often gets you there.

The takeaway: you don't have to gut your kitchen to sell well. You have to be strategic about where the dollars go — and knowing that difference is exactly my job.

Thinking about selling and not sure what's actually worth it? That's a conversation I love having.

Let's talk honestly about buying a home in Fort Worth right now.

Affordability is tighter than it's been in years, and a lot of would-be buyers have quietly decided homeownership is out of reach. I understand why it feels that way — but it isn't always true.

Here's what too few people realize: there are real programs designed to help, often more than buyers expect. A couple of examples:

→ City of Fort Worth Homebuyer Assistance Program (HAP) — income-qualified first-time buyers may receive up to $25,000 toward down payment and closing costs.

→ Homes for Texas Heroes — teachers, first responders, and veterans can qualify for down payment assistance, often as a no-repayment grant.

And these are just two. Between local, state, and lender-specific options — plus creative ways to structure financing — there are more paths to homeownership than most people realize.

A challenging market isn't a reason to give up on a home. It's a reason to have the right guide. If you've been wondering whether the numbers could work for you, please allow me to connect you with one of my trusted local mortgage professionals — no pressure, just real answers. 🏡

📊 Market Moves: Where Things Stand Right Now

Here's what I'm seeing across many local neighborhoods this month: home values are still climbing year over year — good news if you're watching your equity grow. But the pace has eased. Homes are taking a little longer to sell than they were this time last year, and that's actually a healthy shift.

What does it mean for you? More breathing room. 🙌 Buyers finally have time to consider thoughtfully and real room to negotiate. Sellers still benefit from strong values with motivated buyers at the table. It's a balanced market where both sides can walk away happy.

Things are still moving — the pressure has just eased. And that's an opportunity no matter which side you're on.

Curious where your home stands? 🏡 I'd be glad to put together a personalized look at your current value — no pressure, just clarity. Reach out anytime.

Good news for our southwest Fort Worth neighbors! 🌳

Three local parks are getting some well-deserved upgrades, and if you live nearby, there's a lot to look forward to:

🛝 Rosemary Ridge Park — a new playground for ages 5-12, a shade shelter, fitness equipment along the trail, fresh benches, and a drinking fountain
🐾 Fox Run Park — a brand-new loop trail, trailside fitness equipment, a shaded picnic area, updated amenities, plus a drinking fountain and pet waste station
🛝 Cypress Lake Park — a new playground for ages 5-12 and a drinking fountain

Improvements like these are what make a neighborhood feel like home — more places to play, walk, gather, and enjoy the outdoors right around the corner. 💚

City staff shared these plans at a recent public meeting, and timing will depend on the bidding process, so stay tuned as things move forward.

North Texas is bringing the heat 🥵 — here are a few designer-approved ways to cool a room without running your AC into the ground:

☀️ Layer your shades. Sheers plus a blackout (or a roman panel) block sun before it turns your living room into a greenhouse.
🛋️ Rethink your upholstery. Linen and cotton breathe — leather, velvet, and suede just trap the heat. Slipcovers count!
🌬️ Create a cross-breeze. Open windows across the room from each other (not directly opposite) to give the air somewhere to go.
🍳 Skip the oven. Fire up the grill instead — your kitchen will thank you.
💨 Love a good fan. The right ceiling or standing fan is a hot room's best friend.

Stay cool out there, friends.
