Apartment maintenance staff is responsible for completing all service requests at the direction of the maintenance supervisor or property manager. This job is hiring now!
Apartment Lead Maintenance Responsibilities include:
Complete apartment service tickets and log all assigned work orders accurately and in a timely fashion
Manage vacant apartments by preparing them through the turnover process so apartments are ready to lease for new residents to move in
Keep the grounds free of debris and trash
Provide excellent customer service to residents
Follow applicable building, county and safety codes/standards
Resolve electrical, plumbing and appliance repairs, installations, service, and replacements in a responsible and professional manner that meets industry standards as needed by the apartment community. Including:
Vinyl and ceramic floor covering
Wall molding
Caulking
Window screens and blinds
Interior and exterior doors
Electrical circuits, receptacles, breakers, switches and fuses
Light fixtures
Installation of Appliances such as stoves, refrigerators, washers and dryers
Toilets, sinks, vanities and disposals
Clean and inspect boiler and storage rooms
Rodent control
Stair treads and cove basing
Gutters, down spouts and connecting hoses
Minor drywall damages
Removing bulk trash (including appliances)
Clearing drains and sewer lines up to 4'
Minor Painting
Apartment Lead maintenance Job Requirements
General knowledge of all aspects of maintenance repair and service
Apartment maintenance experience a plus
HVAC Certification a must
Ability to lift up to 60 pounds and climb ladders
Valid Driver's License
Ability to communicate effectively both in writing and verbally
Ability to work day, weekend, and evening hours as required

0Responsibilities of the Apartment Leasing Consultant



Qualify prospects by covering all criteria (ask questions; utilize completed guest cards, etc.)

Demonstrate community and apartment/model and apply product knowledge to clients needs by communicating the features and benefits; close the sale.

Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.

Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.)

Submit processed applications to the Property Manager for approval.

Follow up with applicant regarding status.

Ensure apartment is ready for resident to move-in on agreed date.

Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs.

Secure new resident's signature(s) on appropriate paperwork prior to move-in.

Distribute and follow-up on renewal notices.

Understand the Apartment Association lease and contracted credit report application.

Accept rental payments and post rents to the computer.

Debit, credit and total accounts on computer spreadsheets and databases using specialized accounting software.

Prepare and review quarterly and year end reports.

Assist in monitoring advertising effectiveness.

Type lease and complete appropriate paperwork and input information on Yardi System accurately and on a timely basis.

Quickly complete maintenance Service Request and inform the maintenance team.

Answer questions for residents about community, repairs, rent, rules, etc.

Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis.

Learn and ensure compliance with all company, local, state and federal safety rules.

Attend functions and participate as host for any functions as directed by the Community Manager.

Participate in outreach marketing activities on a regular basis to obtain prospective residents.

Advise residents of referral concessions (if permitted.)



Requirements of the Apartment Leasing Consultant



Two (2) years experience in previous relevant customer service

Fair Housing Certification, willingness to obtain prior to interacting with prospective residents

OSHA laws and regulations, willingness to obtain within six months

Demonstrate an ability to support and contribute to community team

Competence in operation of telephone, business calculator, copy machine, facsimile, personal computer/keyboard, Microsoft Office including Word, Excel and MS Outlook and community software

Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem

Successfully pass drug test
