The biggest competition for sellers right now isn't the new listing down the street. It's the neighbor who listed two months ago and has already cut their price once or twice trying to find a buyer.

That's what this week's data is really saying. More sellers are reducing their asking price than are entering the market fresh. That ratio has come down slightly from its peak, but it's still well above where we started the spring. The pressure is real and it's been building for months.

Closings pulled back from last week's high, which isn't surprising. One strong week rarely carries straight into the next. The underlying activity is still there — buyers are engaged and deals are getting done.

But the pattern for sellers who come in overpriced and wait hasn't changed. The data has made the same argument all spring, and it's making it again this week. Honest pricing from day one isn't just good advice. In this market, it's the strategy with the clearest track record.

On the surface, this week looked like one of the strongest of the year. New listings surged. Closings hit a new 2026 high. Pending activity climbed. A lot of green across the board.

But there's a number underneath all of that worth slowing down for.

Expired listings have been running at nearly twice the level of a typical end-of-month spike. Homes coming off the market without a sale, back to back weeks, at a volume we don't normally see. That's a pattern worth watching.

The market is doing two things at once right now. It's producing record closings and it's producing a quiet but significant wave of listings that didn't make it. Both are true at the same time.

If your home is sitting on the market right now, this data is speaking directly to you. The conditions aren't easy, and this is not the market to wait and see. Strategy, pricing, and ex*****on matter more in this environment than at any point this spring.
