We looked at 13 homes. None of them created the “this is it feeling” so this is what we did…

Y’all. These two. I just have the biggest heart for them and I am SO proud. 🤍

These clients are Air Force veterans, they are like family to me, and this is now our FOURTH transaction together.

A few years back they made the tough call to sell their Texas home and relocate to Michigan.

Of course I was excited for them and their next chapter, but I’m not gonna lie, saying goodbye to people who feel like family is never easy.

But life had other plans because they are coming BACK to Texas and I couldn’t be more excited.

They spent months searching online, found 13 homes that looked like they could be the one, drove out and walked every single one of them together, and not a single one checked every box.

And that’s okay. That’s the process. That’s why you don’t rush it.

So we pivoted and started looking at land.

Rolling hills. Wide open views. Weatherford, Texas skies. And y’all, the second we stepped on those two acres they just KNEW. You can’t fake that feeling.

Today they closed on their land and I am so grateful they trusted me to be part of their journey.

Now comes step 2…the really exciting part.

They are going to build their dream home completely from scratch. We’re talking handpicking every single detail, from the floor plan all the way to the roof. Every finish, every fixture, every little thing that makes a house feel like HOME.

And I’ve already connected them with an incredible builder who I trust completely to bring their vision to life.

This is exactly why I do what I do. My clients are not just clients. They are an extension of me, and I treat every single transaction like it’s for my own family because that’s what they deserve.

There aren’t very many times you can sit at a closing table, buying your house and get money back…

Here’s the scoop…

We met Xavier several months ago when he began his home buying journey.

He was still in a lease so he was several months out from being ready to buy.

When the time came, he gave us a call and we went to work!

brooklynmariegraves partnered up with me and had boots on the ground to help X find an awesome house with a pool in a top rated school district.

This was very important to him, as he wanted his kids to be in a great school district.

Once he decided on the house I took over to put together an offer that would secure the house for our client when it had only been on the market a few days and it was a HOT property.

I was able to structure his offer so that he got over $10k from the seller and actually got a check back at closing!

If you are planning to move so your kids get a better education and you can actually slow down and enjoy life, here are the top 5 places in DFW I would look…

1️⃣ Aledo- If you are looking for a top tier athletic program, this is your spot. Athletes here thrive + the school district is A rated. The community still holds onto that small town, tight-knit feel. The downfall, there aren’t many restaurants here and there are growing pains occurring in their road construction.

2️⃣ Benbrook- A well established pocket of west Fort Worth. Good schools + a highly regarded charter school that people rave about. There are some master planned communities that are popular, but you also have the choice of older homes in bigger lots. It’s growing, but in the best way!

3️⃣ Burleson- I like to call this Texas town “mini Fort Worth”. It’s definitely one of the busier suburbs on this list, but it still holds a small town feel. It has all the shopping and dining + a short 10 min drive to Fort Worth. Good public schools and private schools if that’s your vibe.

4️⃣ Joshua- A small town with plenty of space to grow. You can find affordable real estate with acreage. The school district is great and you truly get a small town feel here. It’s a bit further from Fort Worth than some of the others in this list, but you can’t beat the home prices here.

5️⃣ Northlake- I had to add a North Fort Worth suburb because this one is going to be hard to get into in a few years. This one tops my list for suburbs North of interstate 30 in Fort Worth. You can get acreage (plenty of space) and have excellent schools while still being affordable. They are close to HEB and dining and shopping in the alliance area is only 15 minutes away.

If I’m honest, there are so many great areas of Dallas-Fort Worth to call home. I can see how families considering to make the move get overwhelmed.

Even as a native Texan, I get it.

As a 40s something native Texan and mom of two young kids, I can’t imagine not choosing to raise my kids in one of the best suburbs of Fort Worth.

I didn’t always think this way.

At one point in my life I was fully immersed in the city. I lived in both Dallas & Fort Worth and loved every minute.

But as I grew, my wants, my needs and what was most important changed.

Then add having kids into the mix and they really changed.

And believe it or not, it wasn’t just the good public schools I was after.

I was after a childhood for my kids that I didn’t believe any city, big or small, would give them if living there.

I wanted a feel good environment. Kids playing in the streets, families going on walks, neighbors waiving to each other and truly a sense of belonging.

Not only that, but I wanted quiet. I wanted space. I wanted stars and sunsets in a way the city just doesn’t give.

There is so much good in the city, but raising my family outside of the city gives us so much more.

Plus, we are just a short 20 minute drive to Fort Worth proper.

Having a short commute to downtown Fort Worth, the Fort Worth zoo and the best shopping and dining spots in Fort Worth proper allows us to enjoy the best of both worlds.

Unless you are from here, it’s hard to know exactly where the right place to live is.

If you prefer to work with an agent who buys you a fancy closing gift but lacks in what really matters…then I’m not for you.

In an age where social media feeds you fancy stuff and not the real, raw what matters stuff, who you trust and who you hire matters.

I don’t buy my clients fancy closing gifts. I also don’t buy followers so you think I’m something I’m not.

But…

Do I hire a professional cleaning crew to clean my client’s new house before they move in. Sure.

Do I meet different trades at their house for repairs so they can move on. Sure.

Do I come do light cleaning when my sellers move out so they don’t have to. Sure.

But ultimately, my real gift is one that matters…to save my clients as much money as possible when they buy or build with me and to keep money in their pocket when they sell with me.

This seller was up against new construction, which everyone knows is impossible for a preowned property to compete against.

The builders in this particular neighborhood average giving buyers $20k in closing cost + a 4.99% interest rate and on top of all that… a similar house to my listing sells for $10-15k less than we ended up selling for.

Here is what I was able to do… I negotiated to keep over $10k in my seller’s pocket than the buyers were asking for in repairs. 😳

Did they sell for what they originally wanted, no.

But I can’t control that when there is a massive influx of new construction in the neighborhood with builders basically giving the houses away and impossible interest rates.

But what I can control is once we get an offer how much of what the buyer is asking for can I negotiate to prevent my seller from paying.

Goal…accomplished.
