We’re seeing statement islands take center stage with:

The island is becoming a focal point of the kitchen—and I love it.

It’s where you make breakfast, gather with friends, help with homework, pour a glass of w**e, and somehow end up having every conversation in the house. 😂

🏡 Things I Notice That Buyers Don’t Always Notice When Touring a Home

When you walk into a house, you’re probably noticing the kitchen, the floors, the pretty light fixtures, and whether you can picture your furniture in the space.

And I’m looking too… but I’m also looking at a few other things. 👀

Things like:

🔎 Water stains on ceilings or walls
🔎 Cracks around doors, windows, or the foundation
🔎 Signs of moisture or poor drainage
🔎 The age and condition of the roof
🔎 Windows that may need replacing
🔎 How the layout actually functions day-to-day
🔎 Strange additions or renovations that may need a closer look
🔎 Storage space (or the lack of it!)
🔎 Where the HVAC units are and how old they are
🔎 Electrical panels and outlets
🔎 The condition of the exterior and landscaping
🔎 Noise from nearby roads or neighbors
🔎 Traffic patterns around the neighborhood
🔎 How close the home is to things that matter to you
🔎 And sometimes… just how the home feels when you walk through it

Because buying a home isn't just about whether you love the kitchen or the paint color.

It’s about looking at the whole picture and knowing what questions to ask before you fall completely in love with the house. ❤️

That’s one of the reasons having a Realtor by your side can be so helpful. You see the home… I’m looking at the home AND what comes next.

And of course, I’m not a home inspector—when something catches my eye, I’ll help you know when it’s time to bring in the right professional to take a closer look.

🍂 FALL REAL ESTATE TRENDS I’M WATCHING 🍂

Now that it is officially Fall.....

Fall isn’t just about pumpkin spice and cozy sweaters — it’s also a really interesting time in real estate. 🏡

Here are a few things I’m paying attention to this season:

🏡 Buyers are getting more intentional.
People are taking their time, comparing homes and thinking beyond the pretty finishes. Layout, location, monthly payment and lifestyle are all playing a bigger role.

💰 Affordability is still a major conversation.
Buyers are looking closely at the total cost of owning a home — not just the list price.

✨ Move-in ready continues to matter.
Homes that feel clean, updated and well-maintained can make a strong first impression, especially when buyers have options to choose from.

🌳 Outdoor living is still a priority.
Covered patios, entertaining areas, outdoor kitchens and comfortable backyard spaces continue to make homes feel more functional.

🎨 Personality is coming back.
Warm paint colors, wallpaper, natural wood, mixed metals and unique details are replacing the “everything has to be white and gray” look.

📍 Lifestyle is just as important as the house.
Walkability, restaurants, coffee shops, parks, schools, commute and what you can actually DO around your home are becoming a bigger part of the conversation.
