*Realtor Rant* This has happened three times to me this year. If you are selling or buying a home and you have a appraisal come in low, CHALLENGE IT! If you have an agent that's actually "with it" and they are confident in value then challenge the appraisal or kick that appraiser to the curb and get another one! I've had three instances where a bad appraiser had bad figures coming in under contract, $30K or more. It was challenged and appraisers were removed to get a new one and VIOLA they all met value at better than contract price. Not all appraisers are in tune with the market they are working in and sometimes they just have a bad day or maybe just insane in the membrane... My thoughts for today and now I'm going to settle my blood pressure and go play with my plants!

PLEASE whatever you do, choose another home warranty company. DO NOT SPEND A CENT with OneGuard Home Warranties This is coming from a realtor and I have referred and purchased numerous plans with them for my clients. They have poorly performed on several cases for my clients but I was able to resolve it. Now they came for me this time. I had a request in to repair my range which is a luxury brand. After waiting two months I get an email saying they don't have any servicers in their network to service so I should have it repaired on my own. But they sent me a list of about 50 contractors in the area that I COULD NOT USE per them. There was literally no one off their list that could service my range. So I coughed up the $1200 to have it repaired on my own. I cancelled my plan because they have gone so down hill it's ridiculous. They charged me a $50 cancellation fee. Their escalations group NEVER returns my calls and they lie and say they did and left a message. So I have been unable to resolve this with them. They are LIARS! They block you from actually having things covered under you warranty repaired. I am forwarding a complaint to the BBB at this time to get them in line. DO NOT USE THIS COMPANY THEY ARE BANDITS!
