Some of my favorite Fort Worth moments don't have a reservation attached. They happen on the Trinity Trails.

Sunday gratitude post: the trails running along the Trinity River are one of the things I'm most thankful for in this city. Grab a coffee, pick any trailhead, and in a few minutes you've got trees, open sky, the river beside you, and neighbors out walking, biking, and running like it's their living room.

When I moved here in 2021 without knowing anyone, places like this are where Fort Worth started to feel like home. Nobody's in a hurry. People wave. You can actually hear yourself think.

So tell me: what's your go-to stretch of the Trinity Trails, and who's coming with me on the next Sunday walk?

Downtown Fort Worth has a spot where the city goes quiet: the Water Gardens.

You step down into the Active Pool, the water drowns out the traffic, and for a minute it's just you and your people. That's what Sundays are for.

The week fills up with showings, inspections, and contracts. Today is for the family at home and every family who has let Kings Real Estate Group walk with them. We call that The Lion's Pride. Closing is the start, not the finish. Clients for life.

Where's your favorite quiet spot in Fort Worth?

Spending your first weekend in Aledo? Here's how I'd do it.

Aledo sits just west of Fort Worth in Parker County, and downtown Front Street is where the small-town charm lives. My three-stop first weekend:

1. Brunch at Press Cafe on S. Front Street (it's the second Press Cafe, from the chef behind the original on Fort Worth's Clearfork Trailhead).
2. Walk it off at Aledo Commons Park, the circle right next door, and stop at the Veterans Plaza with its star of commemorative bricks.
3. If it's a fall Friday, find a seat at Tim Buchanan Stadium. Aledo Bearcats football is a whole community event.

That's the thing about Aledo: wide-open Parker County feel, a downtown you can walk, and Fort Worth right down the road.

Aledo friends, what's stop number four? Tell me what I missed.

Showing Saturday in North Fort Worth.

No public open house on the calendar this weekend, so I'm opening private showings at 2536 Peoria Dr in Cibolo Hill.

Active at $360,000 (down $20K) with 4 bed, 3 bath, about 2,119 sq ft, built 2021, on a corner lot near the community pool, playground, and dog park. Spray foam insulation, tankless water heater, and an open kitchen with an island.

The bigger news for your payment: with a qualified offer, the seller will contribute toward closing costs and/or an interest-rate buydown.

I f a friend asked me where to spend a Friday night outside Fort Worth, I'd point them up 114 to Roanoke.

Historic Oak Street is the whole reason. Restored old brick buildings, a downtown district on the National Register of Historic Places, and an 1886 rock building that used to be the Silver Spur Saloon and now houses the Roanoke Visitor Center and Museum. The Texas Legislature even named Roanoke the Unique Dining Capital of Texas, and the city counts more than 60 restaurants.

Why I'd take a friend here: you park once, walk the street, and let dinner turn into a slow evening. That small-town feel, minutes from Alliance and Fort Worth, is exactly what makes people say "wait, we could live here."

Roanoke folks, where should my friend eat first on Oak Street? Drop your pick below.

Fort Worth Friday — and the Cultural District is loaded this weekend.

Christmas in Cowtown is back at Will Rogers Memorial Center through Sunday. The Junior League of Fort Worth's holiday gift market has 230+ merchants, and the proceeds go to nine local organizations. Yes, it's October. No, it's not too early. 🎄

Saturday 11–2, the National Cowgirl Museum throws its free Trick or Trot: costume contest at noon, kids' games, face painting, free museum admission, and adoptable pups from Saving Hope Rescue.

Also around town: the free Artisan Circle Street Market on Crockett Street Saturday 11–4, Brooks & Dunn at Dickies Arena tonight and Saturday, and Blooms & Beats at the Botanic Garden tonight.

Holiday shopping or costumes first — which one's your Saturday?

Some towns have a downtown. North Richland Hills has a front porch.

Right off Boulevard 26, the NRH Centre and the NRH Public Library sit on either side of an outdoor civic plaza, right next to the HomeTown neighborhood. In one stop you've got a pool with a water slide, an indoor walking track, pickleball in the gym, and a library with a makerspace across the plaza.

That's my neighborhood crush tonight: a place where the gym, the library, and your neighbors all share a sidewalk. It's the kind of everyday convenience that makes NRH feel like home fast, with Fort Worth right next door.

NRH folks, what's your go-to spot after a workout or a library run? Tell me below.

Fort Worth homeowners, this one's for you. Wisdom Wednesday.

Myth: "The online estimate is what my home is worth."

Truth: That number is a starting point, not a price.

An automated estimate is built from public records and nearby sales. It can't walk through your house. It doesn't know about the kitchen you redid, the roof you replaced, the foundation work, or the busy road behind your back fence. It also can't tell which comps actually match your home, or what buyers in your neighborhood are doing this month.

Price off the wrong number and one of two things happens: you leave money on the table, or your home sits while buyers wonder what's wrong with it.

Thinking about selling in Fort Worth or the Mid-Cities? Get a real comparative market analysis from someone who has looked at your home and the comps around it. I'm happy to run yours, no pressure.

Follow Kings Real Estate Group for weekly Fort Worth seller and buyer tips.

Have you checked your online estimate lately? Did it feel high, low, or about right?

If you've never stood next to a freight train rolling through Saginaw, put it on your list.

Just north of Fort Worth, the old train depot on South Saginaw Boulevard is one of my favorite little surprises. It started life down in Kosse, Texas, got moved here, and now it's home to the Saginaw Area Chamber of Commerce, sitting right beside the tracks with the grain elevators towering behind it.

Here's why I'd take a friend: you pull in, park, and wait. A few minutes later the ground hums and a train comes through. Kids lose their minds. Grown adults do too, honestly. It's small-town Texas charm with Fort Worth just down the road.

Who's taking the kids (or yourself) train watching in Saginaw this fall? And what's your go-to Saginaw stop after?

North Fort Worth corner lot, $20K lower, and a seller willing to help with your rate.

Rates climbed again last week, so let's talk about the part of the payment you can actually move. At 2536 Peoria Dr in Cibolo Hill, the seller is offering, with a qualified offer, to contribute toward the buyer's closing costs and/or help buy down the buyer's interest rate. The preferred lender may add more for qualified buyers too. Message me and I'll walk you through the details.

The price dropped on Sept 17 from $380,000 to $360,000.

What you'll see on the tour:
• 4 bed, 3 bath, about 2,119 sq ft, single story, built 2021
• Corner lot (about 0.17 acre) near the neighborhood's front entrance, close to the community pool, playground, and dog park
• Spray foam insulation and a tankless water heater
• Open living, dining, and kitchen with an island, plus a primary suite with a large walk-in closet
• Eagle Mountain-Saginaw ISD

It's Tour Tuesday, so I'll open it up for you this week. Just message me with a time that works.
