One of my closings from last week that I'm especially grateful for. ❤️

1118 Bryant was definitely a challenging listing, but it's a great example of what can happen when preparation, patience, and the right strategy come together.

Honestly, things are feeling a lot more balanced than they have the last few years. Buyers are still out there, but they’re taking a little more time and being much more selective before making decisions.

Arlington is one of those places that’s really easy to enjoy once you spend a little time there ✨

You’ve got parks, Texas Live, Rangers games, Six Flags, Hurricane Harbor, and Cowboys games at AT&T Stadium, so there’s usually always something happening.

And with Arlington hosting World Cup events next month, the area keeps growing as a destination for both locals and visitors 🌎

It’s also right in the middle of DFW, which makes getting around really convenient too.

There’s been a lot of talk lately about mortgage rates, and honestly, the headlines can make things feel more dramatic than they really are. 📊

A lot of people thought rates would immediately drop after the Fed Chair change, but mortgage rates are usually influenced more by inflation, treasury yields, and overall investor confidence. Right now, rates have actually ticked back up a bit again.

The good news is we’re also seeing more inventory hit the market, which means buyers have more options and a little more negotiating power than they’ve had in a while. 🏡
