I’m not usually one to brag, but this is definitely a brag-worthy moment.

Not because we received an offer on the first day.
Not because we were under contract in less than 18 days.

I’m proud because when the appraisal came in below value, I didn’t just accept it.

I dug into the data, studied the market, submitted a detailed reconsideration of value, and provided stronger, more relevant comparable sales to support the true market value of the home.

The result? The appraised value was increased to ABOVE our list price.

Real estate isn’t just putting a sign in the yard and waiting for a buyer. It’s knowing the market, advocating for your clients, and being willing to fight for what’s right when the numbers don’t add up.

Many agents would have immediately suggested a price reduction. Instead, I stood firm, trusted the data, and advocated for my seller.

The outcome? My seller won. The buyer gained equity. And we still closed on time.

This is why experience, market knowledge, and persistence matter.

Named the “The Blue Pecan” for the 7 Pecan trees on the property, this 120 year old home in the beautiful historic district of old Cleburne now has very happy new owners. I set out to find a historic home with original charm for buyers who didn’t need to move but only if we found the right place. Several showings, a few offers, and a terminated contract later, it all made sense why the others didn’t work out.
Everything fell into place just like this home was waiting for them! 🏡 ✨
Fun fact: the pier and beam foundation is held up by old tree stumps. This is how homes were built in 1908 and to this day there are no foundation issue at all. 🏡 🌳
Big thank you to this family for always trusting me with their real estate needs though multiple transactions now. And I can’t forgot to show love to my lender partner Crystal The Closer for always taking such good care of our real estate family! 🏡 🤗

Do you have a realtor that will truly put your best interest above their own?
Will that realtor reduce/remove commission to get you home sold at full price?
These sellers were not aware of the deed restrictions when they purchased their home on 2 acres. Being first time home buyers, they relied on their buyers agent to inform them of important information about the property.
Fast forward 3 months later, they received a certified letter stating they are in violation of the deed restrictions and had to get rid of their chickens. (Let me just add there was a chicken coop on the property when they purchased.)
Feeling frustrated and defeated, they decided to sell the home they had just purchased and was so excited for. Being homeowners, homesteading the property, raising chicken and having a garden was their dream.
That’s where I came in!
It was a rough road ahead. The sellers had no equity in the home yet & had to list at a price to just break even. Long story short, the property sold at full price and I put their best interest first! Now I am not a discount agent. The value and work behind the scenes a realtor provides is very much misconstrued. Did I work harder on this sale that most? Yes. Did I provide less client service? Absolutely not!
For me, i’s not all about a paycheck,
it’s about 𝓱𝓮𝓵𝓹𝓲𝓷𝓰 𝓪 𝓯𝓪𝓶𝓲𝓵𝔂 first and foremost.
