Fire Prevention Week — and on acreage properties, this one deserves a closer look than most. 🏡

Three things to do this week:

1. Test every smoke detector in the home. Replace anything over 10 years old — especially in properties with multiple structures or outbuildings.

2. Clean the dryer vent and lint trap. One of the most overlooked fire hazards in any home, rural or otherwise.

3. Make sure your family knows the exit plan from every room and has a clear plan for larger properties where response times can be longer.

Worth every minute of it.

Most people think the showing is where a home sells. In Aledo, Benbrook, and Weatherford, the showing is actually the last thing. 🏡

By the time a buyer pulls onto your property and starts walking through the house, the decisions that determine what this sale looks like have already been made. The price is set based on what this specific west Fort Worth market actually supports — acreage, outbuildings, lot characteristics, school district — not a general DFW number applied to a rural property it doesn't fit. The timing accounts for how buyers searching in Parker County and Tarrant County move in the fall. The photography reflects what the land and the home actually offer together, not just the interior. And I've already been in touch with the agents who are actively working with buyers looking for exactly this kind of property today.

The showing confirms what the strategy already set in motion.

Searching for property in Aledo, Weatherford, and Willow Park online gives you a starting point. It doesn't give you the full picture. 🏡

A listing feed shows you acreage and square footage. It doesn't tell you which properties have water well issues, which lots have drainage challenges that aren't visible in the listing photos, or which neighborhoods in Parker County have the kind of community feel that you can't get from a map view.

Out here, what's around the property matters as much as what's on it. The commute to Fort Worth at different times of day. The school district lines that aren't always where you'd expect them. The fence lines, the road conditions, the neighbors — things that a Saturday drive reveals in ways a feed never will.

When I work with a buyer looking for land and space on the west side of Fort Worth, I build the search around what they actually described. Not just bedrooms and bathrooms, but the lifestyle they're after and whether a given property actually delivers it day to day.

And I tell them what I crossed off the list and exactly why. Out here, that conversation is often the most useful one we have.

The mornings cool down, the evenings get good, and the families who spent the summer thinking about more space, a bigger lot, or a quieter community on the west side of Fort Worth start doing something about it.

Aledo, Benbrook, Weatherford, and Willow Park all move well in the fall. If a change has been on your mind, this is the season to stop waiting on it.
