β€’ Check setback lines, easements, and HOA rules before assuming the whole yard is usable.
β€’ Ask where septic, utilities, and drainage run. That can erase the best build spot.
β€’ Make sure there is enough flat space and access for excavation or a building crew.

Before you write, drive it at rush hour, listen for train and road noise, check floodplain and drainage, and pay attention to parking, alley access, and the route you will actually use most.

1. Lead with curb appeal so buyers understand the setting right away.
2. Show the kitchen and living area early so the layout clicks fast.
3. Put the primary suite in the first five. It helps support the price.
4. Use an outdoor shot that shows how the space lives, not just that it exists.
5. If there is acreage, a shop, a patio, or RV space, move it up front.

Drainage, runoff, and firm ground matter more than the pretty view. Walk the slope, check low spots, study the drive, and if you can, visit after a rain.

β€’ Open every door and cabinet. Storage feels different the second time.
β€’ Run faucets and showers. Check pressure, drain speed, and hot water.
β€’ Stand in the driveway and on the street. Traffic, parking, and turn-in ease matter.
β€’ Look at ceiling lines, windows, and corners for cracks or moisture.
β€’ Step into the backyard again. Sun, drainage, and privacy can feel very different.
