If you purchased a home in Texas last year, you have until April 30, 2024, to benefit this year from your purchase by filing for a Residence Homestead Exemption — a legal exemption that removes part of your home’s value from taxation. With this exemption, you can potentially save thousands on property taxes, depending on the value of the home. To qualify, you must own and reside in your home on the date you request the exemption and cannot claim a homestead exemption on any other property. Check with your county’s appraisal district for all the details.
WHAT TO DO?
VERIFY that the property now shows you as the owner on the tax rolls by contacting your
county’s appraisal-district office. You may also be able to verify the ownership change via the property-search feature on your county’s appraisal-district website.
DOWNLOAD the Residence Homestead Exemption Application from your appraisal district’s website. Complete it, then follow the instructions specific to your county. Alternatively, ask your county’s appraisal-district office if you are able to file online.
GOOD-TO-KNOWS:
•You can actually apply for a homestead exemption at any time. If your application is postmarked by April 30, the exemption can be processed in time for your property tax bill that comes out in the fall. If you file after April 30, the exemption will be applied retroactively if you file up to one year after the tax delinquency date (typically February 1 of the following tax year).
• The completed application and required documentation are due no later than April 30 of the tax year for which you are applying. A late residence homestead exemption application, however, may be filed up to two years after the delinquency date, which is usually February 1.
• Be aware of companies requiring payment for filing a homestead exemption, since it is free to do so directly with your county’s appraisal-district office.
As always when it comes to residential taxes, check with your county’s appraisal district.
