Selling your home is one of the biggest financial decisions you'll ever make, and the agent you trust with it should approach it that way too.

For me, that means showing up for every listing in North Texas like it's my own home on the line.

Real strategy, real conversations, real attention to detail at every step.

It's the kind of process I'd want if I were the one selling, so it's the only kind I give my clients.

If you're thinking about listing in north Texas this year and want someone who's all in, send me a message.

What every seller in North Texas needs to know before listing this summer.

The market has shifted, and the sellers winning right now are the ones paying attention. Not to headlines or doom-scroll predictions, but to the real numbers happening in their own neighborhood.

The strategy that worked two years ago isn't the same strategy that's going to work this season.

Pricing, prep, and timing all carry more weight than they used to, and getting any one of those wrong can cost you real money on the back end.

This isn't meant to scare anyone out of selling. It's meant to make sure that when you do, you're walking in with the full picture.

If you're thinking about listing this year and want to talk strategy before you ever pick a price, send me a message.

The worst real estate advice in Collin County sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually held up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I'd rather be the agent who gives you the honest answer now than the one who stays quiet and lets you learn it the hard way.

If something on this list surprised you, send me a message. I'd love to hear which one (and answer the questions you've been holding onto).

A good realtor will help you buy a house. A great one will make sure it's actually the right one. 💯

When you're new to buying or selling, it's easy to assume every agent is basically doing the same job.

They show you homes, write offers, hand over keys. But the way an agent actually does that job is what separates a smooth move from a stressful one you're still telling stories about years later.

The best ones treat your move like it's their own. They take the time to understand the way you actually live, they slow you down when you need to be slowed down, and they're still around long after the boxes are unpacked.

That's the kind of agent worth holding out for.

If you're starting to think about a move and want someone who'll be in your corner the whole way through, I'd love to chat.

There's a reason the best time to sell your home in Plano is when buyers are most active. 👀

And right now, buyers are motivated in ways that will change as summer goes on.

The families planning to move before the new school year starts are already shopping.

They're pre-approved, they're touring on weekends, and they're ready to write offers.

If selling your home in Plano has been on your mind, this is your sign to at least have the conversation.

Message me and let's talk through what makes sense for your specific situation.

I'm , your Plano local and real estate agent.

I’ve seen Collin County homeowners spend $40K on a kitchen remodel and wonder why they didn’t make it back at closing.

Meanwhile, the house down the street spent $400 on a coat of paint, spruced up their yard, and walked away with more.

I've walked through homes where the owner gutted the bathroom before listing and barely broke even.

Then I've seen a $1,500 garage door swap change a buyer's entire first impression before they got to the front door.

The upgrades that move the needle are usually the ones that remove objections.

A well-maintained yard says "this home is cared for."

Fresh neutral paint makes every room feel like a clean slate - fresh, bright, and bigger.

Most homeowners in North Texas obsess over the listing price but overlook the clock that starts ticking once their home goes "live."

I've watched it happen many times...

A beautiful home, priced just slightly off, sits for 25 days, then buyers start circling like it's a clearance rack.

The conversation goes from "what's this home worth?" to "what's wrong with it?"

Nothing changed about the house...except the perception of it.

What I tell every homeowner I work with: your first few weeks on the market are your best negotiating tool.

Better than upgrades. Better than staging. Better than any price adjustment you'll make later.

You don't get that window back.

Summer is one of the most competitive times to buy in North Texas

The kids are out of school, some people have more work flexibility, and inventory levels are stable.

Here's what I want you to know if you're thinking about making a move in North Texas this summer...

The best ones move fast. Be ready to move quickly, have your financing locked, and your priorities clear.

Homeowners selling in the summer are often working around tight deadlines.

School starting, a job change, or a move already in motion. When we understand what they need, we can structure an offer that stands out without necessarily paying more.

Competition can create pressure to cut corners. A bidding war doesn't mean the house is perfect. Protect yourself and get the inspection.

A summer move is absolutely doable. You just need to go in prepared (with an experienced agent on your side!)

Thinking about making a move this summer in North Texas? Send me a DM and let's make a plan.

Finding the right real estate agent in North Texas comes down to one thing: will they work in your best interest, no matter what?

The kind of agent to hire is the one who tells you the truth, even when it's a hard conversation to have.

That's the standard I hold myself to, no matter the situation.

When you're ready to work with an agent that's more focused on getting YOU the win, my DMs are always open.

The hills I die on as a North Texas real estate agent.

Over the years advising clients in North Texas, there are a few things I feel strongly about.

The reason? I want the best possible outcomes for my clients, which means acting in their best interest, having honest conversations and setting realistic expectations.

If you're thinking about making a move in North Texas, I'd love to be your guide. And as always, my inbox is open for your questions.
