“If I buy the land, I automatically own the mineral rights.”

Not always.

In Texas, the surface estate and mineral estate can be owned by different people. A seller may own all, part, or none of the minerals beneath the property.

Before closing, confirm what mineral interest the seller owns, what will convey with the sale, and whether any mineral leases or reservations already exist.
