Pricing high ā€œjust to see what happensā€ sounds harmless… until your home sits and buyers start wondering what’s wrong with it. 😬

Your best opportunity to grab attention is when your listing is fresh.

The goal isn’t to test the market and chase it down later. It’s to price strategically from day one based on what buyers are actually doing right now.

Thinking about selling? Let’s talk strategy before the sign ever hits the yard. šŸ’œ

Okay this one is RUDE because I want both. šŸ˜‚

But you only get ONE…

Which one are you putting in your dream house? šŸ‘‡

And no, you cannot say both. I already tried. šŸ˜‚

šŸ” More eyes. More feedback. More opportunity.

Another great MidCities Home Tour today!

We toured two listings from Amanda Hardy:

šŸ“ 905 Forest Hollow Dr
šŸ“ 7 Dewberry Ct

One of the reasons I love helping lead this group is because I get to see firsthand how valuable it is to put a listing in front of other local REALTORSĀ®. They’re the ones working with buyers, hearing objections, seeing competing inventory, and knowing what’s getting attention in the market.

And today’s group gave some fantastic, honest feedback that Amanda can take back to her sellers. šŸ‘

That’s the kind of collaboration I want around MY listings too. Getting a home on the market is one thing. Actively looking for ways to improve its position once it’s there is another.

Huge thank you to everyone who joined us today and to Cindy Almendarez & Chad Hughes with Deluxe Roofing & Construction for sponsoring!

šŸ’œ Tour. Connect. Collaborate.

I didn’t join REAL for the revenue share. šŸ¤·ā€ā™€ļø

I joined because I sat down, ran the numbers, and realized I was going to keep more of the money I was already working hard to earn.

That’s it. That was the decision.

Almost a year later, there are plenty of other things I’ve come to appreciate about REAL—but when I made the move?

The math was mathing. šŸ˜‚

And sometimes business decisions really can be that simple.

Agents: when was the last time you actually ran the numbers on what your brokerage costs you?

Tour Tuesday x2! šŸ”šŸ”

Started the morning with 35 West Home Tour Group touring 9949 Voyager, listed by Misti Cross, with a big thank you to our sponsor Shari Tadlock with D.R. Horton! ā¤ļø

Then I headed to Wise County to see my girl Jen at THE Home Tour Group and tour Brittney McClellan’s listing at 150 Private Rd 4656 in Boyd!

Two groups. Two listings. Lots of great real estate conversations. Not a bad way to spend a Tuesday! šŸ™Œ

Cloud-based does NOT mean you’re sitting at home alone. šŸ˜‚

I’ve had several conversations about REAL lately, and this is probably one of the things that surprises agents the most.

Happy hours. Classes. Field trips. Social media training. Zoom trainings. One-on-one support. Meetups.

There’s honestly so much going on that we couldn’t even cover all of it on a call this morning.

You can plug in as much—or as little—as you want.

Almost a year in, and I’m still learning about things available to us. šŸ¤¦ā€ā™€ļø

What have you always wondered about a cloud-based brokerage?

This Thursday we have one open tour spot for the MidCities Home Tour Group!

If you're an agent with a listing that could use additional exposure and honest feedback—or you know someone who does—send it our way.

And for my homeowners: THIS is part of what good listing marketing looks like. Getting other agents through the door, listening to their feedback, and using that information to help position a home to sell. šŸ‘

šŸ“Š The DFW market is shifting—but it is definitely not dead.

šŸ” Median price: $399,999
šŸ“ˆ Closed sales: Up 6.5%
šŸ“‰ Active listings: Down 4.2%
ā° Average days on market: 55
šŸ“¦ Months of inventory: 4.5
šŸ’° Sellers received an average of 95.4% of their original list price

Translation? Homes are selling, but buyers are not blindly overpaying. Pricing and presentation matter—a lot.

Thinking about selling? Let’s look at what these numbers actually mean for your neighborhood, because DFW-wide averages never tell the whole story.
