A new roof might be the most underrated money move your home can make.

It's easy to think of a roof replacement as just a big expense โ€” but the right one can quietly pay you back for years. Beyond protecting everything underneath it, an updated, impact-resistant roof can lower your homeowners insurance premiums by anywhere from 5% to 35%, depending on your home, your materials, and your carrier. Here in North Texas, where hail and wind are part of the deal, that's not a small thing.

A few reasons it's worth a look:

๐Ÿ  Lower premiums โ€” insurers reward roofs that reduce the risk of weather and water damage, and impact-resistant or Class 4 materials often qualify for the biggest discounts.

๐Ÿ›ก๏ธ Longevity & protection โ€” a quality roof is your home's first line of defense, and a newer one means fewer leaks, fewer surprises, and less wear on everything below it.

๐Ÿ“ˆ Resale value โ€” a "hardened," well-maintained roof is an easier story to tell when it's time to sell.

The usual caveat applies, though: every home is different. The materials, your zip code, your current policy, and even who does the install all change the math โ€” and the savings are never automatic. They come from documentation, the right materials, and a conversation with your insurer.

If you're weighing a project like this, I'm always happy to point you toward trusted roofers and contractors for a closer look โ€” or even an insurance broker who can make sure you're getting the best coverage for your home. Reach out anytime. ๐Ÿ”‘

The entryway is the first thing a buyer sees โ€” and one of the most overlooked tools a seller has.

Before anyone walks through your kitchen or stands in your primary suite, they form an impression in the first few feet of your home. The good news? Making that first impression count rarely costs much. A few small moves go a long way:

โ†’ ๐€๐๐ ๐š ๐ฆ๐ข๐ซ๐ซ๐จ๐ซ. It bounces light, makes the space feel larger, and helps a buyer start picturing themselves living there.

Swap personal books and family-specific decor for neutral, "aspirational" pieces โ€” think travel or design titles. You want buyers imagining their life, not studying yours.

Leashes, bowls, and bins by the door are everyday life for you, but they pull a buyer out of the fantasy. Tuck them away during showings.
โ†’ Less is more. Clear the clutter, keep surfaces clean, and let the space breathe.

Replacing a dated builder-grade fixture is one of the cheapest, highest-impact upgrades you can make โ€” often under $100.

None of this requires a renovation. Just an eye for what buyers respond to โ€” and that's exactly what I bring to the table when we prep your home to sell.

Thinking about listing? Let's walk through your space together. ๐Ÿ”‘

Every decade leaves a fingerprint on the way we live at home.

The bold geometrics of Art Deco. The warmth and texture of the '70s. The confident maximalism of the '80s. The pared-back comfort of the '90s. The organic textures, the sculptural moments, the inviting upholstery โ€” each era brought something worth holding onto.

What's fascinating is how design keeps circling back. The trends that translate best across time are the ones rooted in warmth, function, and livability โ€” not whatever happened to be on the showroom floor that year.

The homes I love most are the ones that feel like that. Collected, layered, intentional. Less "on trend" and more on purpose.

A look at what May's numbers showed across some of Fort Worth's most sought-after zip codes and neighborhoods.

In 76109, the median reached $760,000 โ€” up 3% from last year โ€” though homes are taking a bit longer to sell, averaging 40 days compared to 28 in May 2025. Overton Park had a notably active month with 6 homes sold and a median near $990,000, and days on market came in at just 11 โ€” one of the faster paces in this data set. Tanglewood recorded one sale this month at a median of $1,487,500; as always in a neighborhood with limited turnover, a single closing shapes the numbers significantly.

The broader takeaway: buyers in these corridors have more inventory to consider than they did a year ago. Homes that are priced well and presented thoughtfully are still moving. If you'd like a clearer picture of what's happening at your address, feel free to reach out.
