Dallas County Weekly Market Update

DFW is still experiencing a strong buyer’s market shift heading into summer. 🏡📈

This week’s market updates for Dallas County show something important:

- Price decreases continue to heavily outweigh price increases
- Buyers are gaining more negotiating power
- Homes are still selling and going under contract
- Inventory remains elevated compared to previous years
- Sellers are having to compete harder on pricing and presentation

📍 Dallas County Market Update:
• 444 homes sold
• 769 price decreases (Showing Seller Motivation)
• 715 new listings
• 470 homes under contract

What does this actually mean?

It means buyers finally have OPTIONS again. We are no longer in the market where buyers had to rush, waive inspections, or offer far above asking price just to compete.

At the same time, homes are STILL selling every single day throughout DFW. The difference is that today’s buyers are more selective and strategic with their money.

For sellers:
Pricing correctly matters more than ever. The homes winning in today’s market are the ones that are:
- Properly marketed
- Move-in ready or competitively positioned
- Priced according to TODAY’S market not 2021’s market

For buyers:
This may honestly be one of the best opportunities we’ve seen in years to negotiate, compare homes, and potentially secure concessions in ways we haven’t seen since around 2014.

The market is balancing not crashing. And the people who understand the shift are the ones making the smartest moves right now. 🏡✨

This week’s market updates for BOTH Dallas County and Tarrant County show something important:

Real estate has its own version of horror movies… and if you know, you KNOW. 😭🏡

- Sellers overpricing their home because Zillow said so
- Buyers waiving inspections
- Thinking you need 20% down to buy
- Ignoring price reductions in a buyer’s market
- Buyers visiting new construction without their Realtor present

The market has changed, and misinformation is costing people REAL money. That’s why education matters now more than ever.

And let’s talk about Zillow for a second… Zillow gives ESTIMATES, not guaranteed values or exact payment numbers. A Zestimate is not a professional pricing strategy, and online mortgage calculators cannot fully account for taxes, insurance, HOA fees, interest rates, assistance programs, or your specific financial situation.

The market has shifted… but the buyers didn’t disappear.

According to recent housing reports, home sellers in the U.S. now outnumber buyers by over 630,000 the largest gap on record. And honestly? We’re seeing that play out right here in DFW.

What does this actually mean?
It means buyers finally have:
- More inventory
- More negotiating power
- More time to make decisions
- More opportunities to compare homes

But here’s what many people are misunderstanding… homes are STILL selling every single day. Buyers are not inactive they’re selective. They’re strategic. They’re taking their time and looking for value.

This is no longer the market where a seller can overprice a home, upload a few blurry photos, and expect 15 offers in 48 hours. Strategy matters now more than ever. Pricing matters. Marketing matters. Presentation matters.

And this is exactly why having the right Realtor matters.

🚨 OVER 27,000 homes were listed for sale in North Texas in March…
that number tells us A LOT about today’s market.

If you’ve been watching my market updates, then you already know:
Inventory is continuing to rise across DFW.
But here’s the part many people are missing…

This DOES NOT mean homes aren’t selling.
It means the market is BALANCING!

We’re seeing:
- More sellers entering the market
- More buyers becoming active this spring
- More negotiation power for buyers
- BUT also more competition for sellers who aren’t positioned correctly

So yes… this is a buyer’s market in many price points right now.
BUT well-priced homes are STILL moving, going under contract, and creating opportunity for sellers who understand strategy.

The truth is:
A lot of homeowners waited for rates to drop before listing… and now we’re seeing the result of that all at once:
- More inventory
- More options for buyers
- More pricing adjustments
- More urgency for sellers to stand out

And honestly?
This is one of the healthiest shifts we’ve seen in a while because BOTH sides finally have opportunity again.

Buyers:
You finally have choices, negotiating room, and leverage.

Sellers:
The buyers ARE still out there… but emotional pricing and poor presentation will have your home sitting.

This market is no longer “list it and pray.”
It’s “position it correctly and win.”
