One of my favorite things about DFW is that Saturday doesn't have to look the same every week.

You can find live music.

Catch a concert.

Explore a museum.

Spend the afternoon outside.

Try a restaurant you've never been to.

Head to Fort Worth.

Head to Dallas.

Or stay home in sweatpants and call that the adventure. 😂

This weekend alone, there's everything from major concerts to fall events happening around the metroplex. That's the fun of living somewhere this big—there's always another option.

Other things are much easier to figure out before you buy the house. 😂

School boundaries.

HOA rules.

Property taxes.

Insurance costs.

Potential repairs.

Commute.

What's actually included with the property.

What looks like a small detail during a showing can become a very big detail once you own the house.

I'm all for getting excited about a property.

Just don't let the excitement convince you to skip the boring questions.

The boring questions are usually the ones that save you the biggest headaches later.

Okay, here's a real one. 👀

You find a house that checks almost every box.

Great location.

Great layout.

Right size.

You love it.

But… it needs about $20,000 worth of updates.

What are you doing?

A. Make the offer anyway
B. Keep looking
C. Depends on what needs updating
D. I need to see the house first 😂

There's obviously no one right answer.

A $20K renovation can mean very different things depending on whether we're talking about paint and flooring… or a roof and HVAC.

But I'm curious:

Maybe it's a huge pantry.

A screened-in porch.

A pool.

A giant bathtub.

A workshop.

A backyard that actually feels usable.

Or maybe it's something completely random that only makes sense to you. 😂

The whole thing looks like it belongs in a magazine.

And then there are houses that just… work.

The kitchen is the right size for how you cook.

The laundry room is where you need it.

The bedrooms make sense.

The commute is manageable.

The storage works.

The neighborhood fits your life.

Maybe it isn't the house everyone on Instagram would choose.

But if it works for you, that's what matters.

Buying a home isn't a design competition.

It's choosing where you're going to live your actual life. 🏡

A house doesn't exist in a vacuum.

When you're deciding whether a home is worth the asking price, the better question is:

Worth it compared to what?

What else can you buy at the same price?

How does the condition compare?

What are similar homes actually selling for?

How does the location compare?

What would you have to spend after closing to make the home work for you?

That's why I don't love making a decision based on the list price alone.

The real question is how the entire package compares with your other options.

Because sometimes the house that looks expensive at first glance turns out to make a lot more sense once you see what you're getting for the money.

Most expensive home repairs don't exactly show up with a flashing neon sign.

Sometimes it's a little stain on the ceiling.

A toilet that keeps running.

A door that suddenly doesn't close right.

A crack you've been meaning to keep an eye on.

A strange noise coming from the HVAC.

None of those things automatically mean there's a major problem.

But they're worth paying attention to.

Home maintenance is a lot like car maintenance—you'd rather deal with a small issue while it's still small than wait until it becomes the thing that ruins your weekend and your bank account. 😂
