You asked for a seller version, so here it is.
And I have to say, this one may be my favorite.

Because seller psychology in the Bay Area is its own category of real estate strategy.

Every seller has a story. Every home has context. Every decision has layers, whether it is pricing, prep, timing, taxes, the next move, or the emotional weight of leaving a home that has meant something for a long time.

This is why I will always believe that selling a home well requires more than comps and a sign in the yard.

You have to understand the person, the property, the buyer pool, and the market you are stepping into.

That is where the strategy lives.

The part of real estate investing people do not talk about enough:

Your team matters just as much as the deal.

After years of running a real estate business in the Bay Area, and investing both in California and out of state, I can tell you the spreadsheet is only one piece of the equation.

Remote investing sounds simple until the property floods, the contractor stops answering, or something unexpected lands in your lap.

That is why relationships matter.

Your agent, contractor, plumber, electrician, property manager, and local boots-on-the-ground team can make or break the experience.

If you are thinking about investing, especially out of state, do not just ask, “Does this deal pencil?”

Ask, “Who do I trust to help protect this investment when something goes wrong?”

Only in the Bay Area can one buyer be analyzing school district boundaries before they have kids, another be emotionally recovering from losing by $300K, and another be standing inside a 1920s home with original everything saying, “This has potential.”

This market has its own buyer psychology.

It sounds dramatic until you have sat across from enough buyers, sellers, lenders, parents, contractors, and agents to realize it is actually just the Bay Area market doing what it does.

The best agents are not just looking at comps.
They are reading the buyer pool.

Because who is buying determines how you price, how you prep, how you market, how you negotiate, and how you win.

And yes, this is a joke.

Not every renovation is worth it before you sell.

And honestly, this is where a lot of sellers accidentally waste money.

The goal is not to make the home perfect.
The goal is to make the right improvements so buyers walk in and feel confident, emotionally connected, and ready to compete.

Fresh paint. Consistent flooring. Better lighting. Strong curb appeal. Strategic repairs. Staging. Photography. Pre-market positioning.

Those are the things that can actually change how your home is perceived.

And yes, I help with this too.

Lose it.

From SF to the Peninsula, the buyers winning right now aren’t the highest offers. They’re the most prepared.

Speed isn’t reckless. Hesitation is.

The Bay Area’s lack of inventory it’s no secret 🤐 with more buyers in the market and pent up demand, multiple offers are BACK and things are competitive 🏃‍♀️🏃‍♂️

Getting your offer denied time and time again can be extremely frustrating and disheartening…especially if you are in a position where you need to find a home ASAP 🏡

If I was a buyer in a low inventory market here is what I would do 👇

✨ Work with an agent who is an EXPERT in my area (no that does not mean “Bay Area Expert” because I hate when agents say this- it’s impossible ‼️) what I mean is an agent who is truly an expert in their specific city or county. For example, I truly call myself an expert in San Mateo county and San Francisco. Those agents who work specifically in a city or county have built a reputation and relationship with other top agents in the area, which means my clients will have more access to off market or pre market opportunities before any one else 🤩

✨ I would start my search early so I could learn about what it is I truly want for myself and my family. There’s nothing worse than being under the gun and having to decide on a home you don’t REALLY want (and can lead to buyers remorse 😔)

✨ I would work with an agent who thinks outside the box to try and create inventory for ME 🙌 For example, if we have a client looking in a specific neighborhood with specific needs, we door knock that area to tell homeowners we have buyer for their home right now! If they were thinking of selling anyway, we are able to create a great opportunity for both parties 🤝

Really, if you are a frustrated buyer in this market I get it. It’s not easy BUT who you work with can make all the difference and it’s important to stay positive, patient, and keep your eye on your goal and your WHY 💫

I always tell my clients what’s meant for them will happen and when the right home comes along it will be theirs- however, there are things that can help in the meantime to try and make their dream home happen 👏
