This one was a great result. We listed at $249,999, received multiple offers, and closed at $265,000 cash with no contingencies. Above asking, clean terms, and a smooth path to the closing table.
A big part of what made it go so well was the sellers' children. They were wonderful to work with, helping prepare the home for its next owner and coordinating everyone's schedules along the way. That kind of teamwork makes all the difference.
This family truly loved their home, and I wanted them to carry a piece of it with them. So I had three of the professional listing photos printed for them to hang in their next place. A reminder of all the good years spent here.

A huge thank you to Shirley's Gourmet Popcorn Company and Nicole Beagle at Beagle's Cottage Blooms for helping make this weekend’s open houses extra special! 🍿💐
Guests touring 802 Kildare Lane were welcomed with gourmet popcorn samples from Shirley’s and a beautiful custom bouquet from Nicole that absolutely brightened the space, especially in the home’s stunning newly remodeled kitchen. The response was incredible with back-to-back tours throughout the open house!
Even more exciting, our second open house of the day at 1208 Yonker was canceled because we received an accepted offer before it began. Congratulations to my sellers! 🎉
