Are you curious about the current state of the real estate market in Phoenix?

Let me bring you up to speed:

As of January 1, 2024, the real estate market has seen some interesting changes compared to the same period in the previous year.

While the supply of active listings has decreased by almost 9% since December 1 and over 10% from a year ago, monthly sales are still down from the previous year, maintaining a neutral stance for sellers.

Despite lower mortgage rates in the last two months, buyer activity has remained relatively high, which is good news for buyers as they face less competition.

However, prices remain stable, with a more than 7% increase in $/SF and a 4.4% rise in median sales price from last year.

Early 2024 data indicates a slight improvement for sellers, with increased supply and demand.

While it's too early to draw definitive conclusions, the contract ratio suggests a trend favoring sellers in a balanced market.

There is mild optimism and no indication of a housing market crash.
