🚨PSA: Rule of thumb when in the process of purchasing a home, is to avoid purchasing anything else on credit. Things like car loans, furniture, new personal loans etc can break your chances of getting a mortgage or reduce your purchasing power.

Unless you’re paying cash for the home, don’t apply for any other new credit.

Instead, wait until you have closed on that home or pay cash for whatever it is you need to buy while you’re in your home purchase process with a mortgage. 🏡

Whoever says selling real estate is easy, does not know sales or hasn’t been in sales long enough. Knowing how to pivot and adjust is key and in the end accomplish the goal I was hired for. 🙌🏼

If you’re on the fence about purchasing solar panels, you might want to listen to my perspective on them based on my 16 years selling real estate in AZ. They are not always what they are hyped up to be.

If you decide they are for you, make sure installers do a good job in the installation as well. Not mentioned in the video is the potential for roof damage caused by a poor install job. Check if your roof warranty, if any, won’t be voided before you have them installed.

As always, do your own research and determine whether they are for you or not. Make sure it makes sense for you and consider how long you plan on being in your home. 🏠

☹️ 4 Common Regrets When Building a Home: From experience and from 16 years of working with clients…

🍴Updated Kitchen: Do the kitchen you love up front. If you need time to decide or need to compromise, compromise doing something like backsplash later on.

💡 Lighting: Add canned lighting where you want them, or any additional light fixtures in other parts of the home that you think you might want.

🔌 Electrical Outlets: Add additional outlets that you may want in closets, or in pantry at counter height, or your soffits for Christmas lights or cameras.

🪟 Windows: Move windows around where they would work better or add windows to highlight a beautiful view from your land. Sometimes depending on the direction your home faces, you may want less sunlight shining through as well and may want less windows in those areas. Natural lighting and views in the right areas is a wonderful thing.

Knowing the contract can save you thousands of dollars. Your agent should know it best and should be protecting your interests. A great agent can explain the contract correctly and help you actively minimize your risk by paying attention to details of the contract during the transaction.
