What does this mean for you? The simple takeaway is that the “lock-in effect” is starting to ease. For the past few years, millions of homeowners were sitting on ultra-low 2–3% mortgages and had almost no incentive to sell. That kept inventory tight. But now a growing share of homeowners already have mortgages in the 5–6% range, so the gap between their current rate and today’s market rate is much smaller.

The difference between someone’s current mortgage rate and today’s rates isn’t as dramatic as it was a couple years ago, which could mean more homeowners feel comfortable making a move.

In other words: the market is gradually adjusting to the new normal.
