Good afternoon! ☀️ Here’s a quick look at what’s happening today — from the Arizona housing market and mortgage rates to stories across the U.S. and around the world. Keeping local when possible, and focused on what may matter to us here in Arizona.

🏠 1. Phoenix buyers have more leverage

The Valley continues to cool. In 77% of Phoenix-area ZIP codes, July asking prices were lower than a year ago, and homes are spending about 66 days on the market.
Why it matters: Buyers have more room to negotiate, while sellers need to price correctly from day one.

🌵 2. Fountain Hills remains balanced

Fountain Hills’ median sale price was about $674,000, down roughly 7% year over year, with homes averaging 73 days on market.
Why it matters: Neither side completely controls the market, creating opportunities for well-prepared buyers and realistic sellers.

📈 3. Mortgage rates push back toward 7%

Today’s 30-year conforming rate averaged around 6.92%, up from last week, while jumbo rates reached about 7.14%.
Why it matters: Affordability remains the biggest hurdle for buyers and continues to limit how much they can comfortably offer.

🌎 4. Iran tensions remain a global economic risk
The U.S. is increasing economic pressure on Iran, while China has warned it could retaliate if new sanctions significantly target Chinese companies doing business with Iran.
Why it matters: Further escalation could affect oil prices, inflation and financial markets — which can influence mortgage rates.

🏡 Weekly Market Update | August 21

Rates stayed near their highest levels of the year, but there were a few interesting developments this week.

📉 Treasury stepped in: The Treasury announced plans to buy back older bonds. The goal is to improve liquidity and reduce volatility—which could help keep additional pressure off mortgage rates.

🏦 The Fed: Meeting minutes showed fewer members may be pushing for higher rates than markets initially feared. That helped calm some rate-hike concerns.

🛢️ Oil remains the challenge: Oil around $85/barrel continues to keep inflation concerns alive and puts upward pressure on rates.

👀 What I’m watching: The 10-year Treasury yield is testing the important 4.75% level. Holding below it could help rates; breaking above could create more pressure.

Next week is a big one with inflation data, Jackson Hole, and new Treasury auctions.
