Most people think commercial real estate is for institutions and billionaires.

It's not.

Here's what nobody tells you about CRE investing:
A single-tenant net lease property in a suburban market can outperform a 10-unit residential portfolio — with less management, better credit, and longer term certainty.

While residential investors are fielding 2am calls about broken toilets, ABSOLUTE NNN investors are collecting checks from national tenants on 10-to 20-year leases.

While everyone chases multifamily in overpriced gateway cities, deals still exist in markets like MetroWest Boston

— where fundamentals are real, vacancy is low, and the money is quieter.

What actually moves the needle in CRE:
— Tenant credit quality

— Lease structure and term

— Location within the submarket (not just the submarket)

— Exit cap rate assumptions

— Debt structure on day one

The mistake most first-time CRE investors make?

They underwrite the upside.

They ignore the downside.

The best deals I've seen aren't the ones with the best story.

They're the ones where the worst-case scenario is still acceptable.

One thing many people misunderstand about commercial real estate:

The value of a property is not based on what the owner thinks it’s worth.
It’s based on income and risk.

Two identical buildings can have dramatically different values depending on:
• Lease terms
• Tenant quality
• Remaining lease duration
• Financing conditions

Commercial real estate is really about income streams, not buildings.

Many people don’t realize this until they see it firsthand.
