Utility costs are often an afterthought when budgeting for a new home but itโ€™s an important factor!

To give you an idea what to expect, I added up our utility bills from 2024 and broke down our monthly costs.

A little bit about us and our house:
We have a 3 bed 1 bath 1,100 sq ft ranch with a partially finished unheated basement.

It's just myself, my husband, and our cats.
We have oil heat and we keep our thermostat between 64-66.

We have city water and sewer and we get billed quarterly. We didn't water our lawn last year.

Electric: $2,009 yearly. Average $167 monthly.

Water/Sewer: $1,790 yearly. Average $149 monthly, we are billed quarterly.
Jan - $477
April - $437
July - $418
Oct - $457

Oil: $2,234 yearly - Average $186 monthly - 534 gallons total

March - $773 for 165 gallons at $4.699/gallon
August - $639 for 165 gallons at $3.869/gallon
December- $810 for 204 gallons at $3.969/gallon

Utility Total 2024: $6,033. Monthly Average: $503

Our utility bills are actually down from 2023! In 2023 our total costs were $7,232 with a monthly average of $602.

Here's what I'm looking for when we're in a lower inventory marketโ€“

1) Going easy on search parameters - Let's say you're in search of a 3 BR home. If we loosen your search parameters, we might be surprised at what comes up. For example, a 2 BR home + a bonus room that could easily be converted to a third bedroom.

2๏ธ) Off-market finds - These are homes being sold word-of-mouth that you won't find posted online. Iโ€™ll reach out to my network to see whatโ€™s available off-market. An agent with strong local connections comes in handy here!

3๏ธ) Expired listings - These are homes that didn't sell when they were previously listed and may be available again.

4) Not for sale - Just because a home isn't for sale right now, doesn't mean that's the case forever. In a low inventory market, I send letters to every home that meets your criteria in the neighborhood you love.
