It’s understandable.

From the outside, landlords can look like the problem.
But a lot has changed the last few years:

📉 Inflation has reduced purchasing power
💸 Money supply expansion + higher interest rates
🌊 A wave of costs hitting housing all at once

That combination disrupted both rents and home prices.

Now the response is to try to “fix it” with rent control.

But here’s the concern:

📉 It discourages new investment
🏗 It slows new construction
🔧 It reduces renovations and upgrades

And when that happens…

🏠 Fewer rentals get created
➡️ More units get converted to condos
📉 Less supply for renters

So who gets hit?

👉 Renters who can’t afford to buy
👉 People not ready for ownership
👉 Tenants competing for fewer, older units

The real solution isn’t restricting housing.

It’s creating more of it.

Meanwhile, large operators with deeper pockets?
They’re the ones who can absorb it.
So it ends up doing the opposite of what people think.
👉 It pressures small owners
👉 It slows down improvements

And when that happens…
📉 Less inventory
📉 Less upgrades
📉 Less housing being created
The real solution?
🏗 More housing supply
📜 Less restrictive building barriers
Massachusetts doesn’t need to punish small landlords.
