!! IMPORTANT UPDATE FOR CHICAGOLAND HOME BUYERS & SELLERS
You may soon notice that some MRED listings are no longer appearing on Zillow or Trulia due to an ongoing dispute between Zillow and Midwest Real Estate Data (MRED), the MLS system that powers the majority of listings across Northern Illinois.
What does this mean for Village Realty clients?
Very simply:
OUR CLIENTS ARE STILL SEEING THE FULL MARKET.
Buyers working directly with Village Realty agents continue to receive access to listings directly through the MLS system — including properties that may not appear on Zillow.
Sellers listing with Village Realty still receive:
• Full MLS exposure
• Professional REALTOR® representation
• Marketing across multiple platforms
• Direct agent-to-agent exposure
• Serious buyer reach beyond a single website
This situation is actually an important reminder:
Zillow is NOT the real estate market.
The MLS is.
Consumers relying ONLY on third-party websites may now be seeing incomplete inventory, outdated availability, or missing opportunities entirely.
That is why professional representation matters.

Sales, Inventory, and Buyer Trends

As spring arrives, warmer weather and seasonal patterns (“seasonality trends”) drive increased activity in the housing market, especially in April. Both buyers and sellers become more active as the market approaches its peak summer season.

Key trends in April:

Sales increase: Home sales typically rise about 10.8% from March, as buyers act quickly due to rising competition, better weather, and the upcoming end of the school year.
Inventory grows: Housing supply jumps about 8.2%, giving buyers more options and encouraging sellers to list homes in preparation for summer moves.
Prices rise: Home prices increase modestly (about 2.1%) and continue climbing into summer, though more listings create competition among sellers.
Faster sales: Homes sell quicker, with time on the market dropping by about 8 days to roughly one month.

Buyer behavior:

First-time buyers increase to about 32%, making April one of the most popular months for them, often due to timing with school schedules and relatively lower prices.
All-cash buyers decline slightly, likely due to rising prices and higher borrowing costs.

Overall insight:
April is a strong transition month in real estate—offering more inventory and rising demand. Buyers benefit from more choices but face growing competition, while sellers can take advantage of increasing demand and favorable pricing ahead of the summer peak.
