These tiered trays might be going out of style but I still love them! Easy and quick to decorate for the seasons.
Tip- stop at a goodwill or garage sale to find little knick knacks all themed. You can store the littles in small plastic shoe boxes, they won't take up much space and take out before each new themed holiday/event. Look in the toy areas for barbie accessories!

When I have my clients who are getting ready to move and start packing up all the "extra" stuff in their home but still want to decorate... this is a great small idea to keep out with out going crazy with decorations all throughout the home.

These are the themes I run with normally.
January- snowman
Feb- hearts!!
March- Green & gold. Gold coins, green top hats.
April - Flowers, flowers and more flowers.
May- I slack off and leave the flowers.
June- Summer, flowers, pool. I found the cutest mini bbq grill (I think a barbie toy) and have that in there!
July - Red/White/Blue, America
August- back to school. pencils, notebooks
October- spooky, black. Lots of witches.
November- pumpkins obviously
December- Christmas. Lots of mini trees.

Sorry. I'm not buying a home with zombie toes growing out of rotting tree stumps until the sellers remove all body part looking fungus. 🤣

Xylaria polymorpha, commonly known as dead man's fingers, is a saprobic fungus growing from the bases of rotting tree stumps and decaying wood. It has elongated upright stromata poking up through the ground, much like fingers.

Home should make you happy when you walk in the door. Imagine a back door leading into this cheery utility room/dog room!
I've seen homes that have built in dog bathing areas and dog beds with pull out gates (so you can leave the door open to the kitchen & let the dogs see in but keep them off guests). I've also seen homes with doggie food & water bowls built in WITH a water spigot right above the bowl!

Let's see what happens... and if all mighty Zillow is wrong again.

This home is coming to market soon. (I can preview some homes online privately before you can see them listed on sites like Zillow). The home does not yet have a list price.

Zillow is saying it's worth $316,900. I will put dollars down saying this home sells for over $550,000.

When the home is live I'll update you all with details. Use this as a good reminder that Zillow usually gets their Zestimate wrong!

1- If you want a real number on what a realtor thinks the market will buy your home at or what it would be appraised at, I'd be happy to give you a true estimate.

2- If you are looking for land in Frankfort with an updated farmhouse home with a chicken coop and more... this might be the one for you!
